FINANCIAL ANALYST – REAL ESTATE
TEI, an international Manhattan-based real estate investment firm, is seeking a Financial Analyst for their National Retail team with at least two years of commercial real estate experience and a strong work ethic. Candidates should be proficient in underwriting properties using Argus and Excel. Responsibilities:
· Underwrite new value-add/opportunistic acquisition opportunities across the United States, focused primarily on retail and industrial assets.
· Prepare financial models and analysis for new acquisition targets in Argus and Excel
· Prepare summaries and analyses of co-tenancy clauses, termination rights based on sales data, among other analyses.
· Conduct thorough market/industry/sector research and data mining.
· Prepare in-depth comparable sales and lease analysis.
· Present investment ideas to senior leadership
· Draft investment and bid recommendation memorandums.
· Collaborating with the Acquisition Team to generate investment ideas
· Conduct site visits of acquisition targets.
· Coordinate/conduct due diligence activities for properties under contract.
· Review and analyze commercial leases.
· Work with third-party property managers to compile annual budgets, which may require updating periodically throughout the year.
· Compile hold versus sell versus refinance analyses for Senior Leadership
· Assist in oversight of third-party property managers and leasing agents for existing assets.
· Review of monthly and quarterly reports for portfolio assets
· Manage internal asset management tracking systems.
Requirements:
· Bachelor’s degree (major in Finance, Business, Economics, or related field preferred)
· Minimum of 2 years of experience in a financial analyst role in the commercial real estate sector
· Candidate must have experience underwriting commercial properties using Argus and Excel
· Retail underwriting experience is a plus.
· Commercial asset management experience is preferred.
· Proficiency in Excel and navigating an income statement.
· Experience in corporate finance is a plus
· Critical thinkers with exceptional analytical skills and attention to detail
· Ability to source new real estate acquisitions through existing relationships and/or engagement in new relationship building.
· Well organized with a strong work ethic
· Able to work independently, present recommendations, and interact with senior management and partners in the decision-making process.

Salary Range: $100,000, and a discretionary bonus
