Job Description
We are seeking a candidate with 1 – 3+ years of finance, capital markets, acquisitions, or construction lending experience, preferably with background in residential real estate. The candidate in this role will aid in raising new construction debt, manage existing loans, model capital structures for new acquisitions, review acquisition models and memos, participate in periodic budget review and fund performance monitoring. The candidate will play a key role in FP&A, managing budgets and monitoring the impacts of construction cost and rental income movements.
The ideal candidate will have excellent analytical and communication skills, with a strong background in financial modeling and experience in real estate underwriting. Candidates must: be self-starters, work well in collaborative environments, and focus on contributing to continuous improvement in all aspects of our finance, budget and investor reporting processes.
- Engage with new / existing construction lenders to secure construction financing on ground-up Build to Rent single-family rental projects
- Manage new lender outreach process, compiling financing terms and feedback
- Model debt structure scenarios and make lender recommendations
- Assist in lender due diligence for loan and land closings, coordinating with acquisitions and development team
- Aid in construction loan draw process, initiate new draws, manage lender budgets and line-item allocations, and ensure loan mechanics are in-balance
- Work with insurance carriers on enrollments and program cost savings
- Work with lenders in on-going requests for diligence, project reporting and budget updates
- Review budgets, change orders, and proformas and provide updates on project performance
- Monitor debt maturities, milestones, and loan covenants
- Work as a cross-functional member of the BB Living team, coordinating efforts between finance, accounting, and construction teams
- Assist in quarterly fund modeling, existing proforma updates, and quarterly investor summaries
- Assist in dispositions, seller diligence and transaction management
- Bachelor’s degree in finance, accounting, or other relevant field
- 1-3+ years of experience in finance, capital markets or construction lending
- Advanced proficiency in Microsoft Office (Excel, Powerpoint, Word). Experience with Power Bi is a plus
- Strong communication skills, both written and verbal
- Good problem-solving and time management skills
- Highly organized and detail oriented
- Ability to collaborate and work in a team-oriented environment
- Some travel may be required
