Job Description
We are seeking a highly-motivated, full-time associate to quickly become an integral part of our team in our newly opened NYC office. The Associate will support both acquisitions and asset management functions, interacting with all facets of the company including operations and construction management. The Associate is responsible for creating and performing real estate financial and market analysis for the Company’s property acquisition, development, asset management and investment activities. Key responsibilities will involve assisting with the underwriting of commercial real estate, acquisitions/ due diligence, asset management/ operations, investor reporting, and the implementation of business plans. The ideal candidate will demonstrate a passion for real estate investing along with applicable work experience. This position will be demanding at times, but provides a strong environment for career growth and mentorship, along with an opportunity to contribute to the overall success of Ocean West in a collaborative, team environment.
● Responsible for analyzing potential real estate acquisitions, investments and development opportunities
● Research potential markets for commercial acquisition opportunities and source new acquisitions for the Company
● Assist in the real estate due diligence process
● Prepare comprehensive presentation materials that include; demographic analysis, market analysis, financial projections and competitive property evaluation suitable for approval by supervisors
● Assist in coordinating a variety of outside consultants including; environmental, geo-technical, civil engineering, architectural and legal
● Effectively work with team and market participants to evaluate achievable rental levels, expense comparables, and expense estimates for all acquisition opportunities under evaluation
● Become familiar with costs associated with acquisitions, including physical renovation construction costs, site development costs, pre-development costs, etc.
● Lender and investor reporting
● Implementing property-level business plans
● Monitoring budgets and idea creation for additional value

● Minimum of 2 years of experience in institutional real estate (brokerage, lending, investment)
● Highly advanced excel modeling skills and understanding of complex financial concepts

This position is based in our New York City office with some travel involved.
