Senior Associate VP of Acquisitions and Asset Management

The Opportunity :

Aligned Ventures is a principal-led investment firm scaling aggressively across Texas. We are not a passive syndicator; we are hands-on operators who deploy our own balance sheet ($30M+ principal capital) alongside our partners.

We are looking for a "Technical Engine" to join our leadership team. This role is designed for a high-performing Senior Associate or Asset Manager who has mastered financial modeling and is ready to step up into a broader role. The Mandate :

You will report directly to the Partners. Your job is to ensure that our investment decisions are based on bulletproof data and that our assets perform to budget. You will own the technical heavy lifting, allowing the Partners to focus on strategy and deal flow.

Core Responsibilities :

• Acquisitions Modeling: You will own the financial model. You must be able to build dynamic waterfalls, debt structures, and sensitivity tables from scratch. You are the first line of defense against bad deals.

• Due Diligence Quarterback: Lead the transaction process from LOI to Closing. You will manage the checklist, coordinate third-party inspectors, manage lender requirements, and ensure nothing falls through the cracks.

• Asset Management (The Detective): You will not just "report" the news; you will analyze it. You will review monthly P&Ls, identify expense leakage (e.g., "Why is R&M up 15%?"), and challenge Property Managers on variances.

• Market Intelligence: Scrub T-12s, analyze rent rolls for economic vs. physical vacancy, and pull tax/insurance data to challenge broker assumptions.
