Job Description
Key Responsibilities
- Lead capital markets execution for all property acquisitions, refinancing, and recapitalizations across the portfolio
- Assist with equity capitalization efforts, including sourcing, structuring, and negotiating joint venture, preferred equity, and co-investment arrangements
- Support equity transactions, including joint ventures, preferred equity, and recapitalizations, by assisting with equity structuring, partner coordination, underwriting support, and execution in alignment with overall capital strategies
- Partner with Acquisitions and Asset Management to develop and implement asset-level and portfolio-level capital strategies
- Structure and source senior mortgage and equity, structured, and transitional debt aligned with investment and business plans
- Own and manage relationships with banks, life companies, CMBS lenders, debt funds, equity providers and other capital providers active in retail real estate
- Run competitive debt and or equity processes, including lender/capital provider outreach, term sheet negotiation, and selection of optimal financing solutions
- Negotiate loan/capital terms, business points, and legal documentation in coordination with internal stakeholders and external counsel
- Help Oversee all financing due diligence, including third-party reports, title, surveys, entity documentation, and closing conditions
- Identify, evaluate, and communicate transaction risks and mitigants to senior leadership
- Manage transaction timelines to ensure timely and efficient closings across multiple concurrent deals
- Coordinate post-closing deliverables and ensure seamless transition to Asset Management and loan servicing
- Manage the estopple and SNDA process
- Monitor capital markets conditions and provide insights to inform investment, refinancing, and portfolio strategy
- Assist with equity structuring, joint ventures, and recapitalization transactions as needed
Qualifications & Experience
- 8–12+ years of real estate capital markets experience with a demonstrated track record of closing complex debt transactions
- Experience financing retail or open-air shopping center assets strongly preferred
- Deep understanding of loan structures, legal documentation, title matters, and third-party diligence
- Strong negotiation skills with lenders, legal counsel, and transaction counterparties
- Proven ability to manage multiple transactions simultaneously in a fast-paced, deadline driven environment
- Excellent written and verbal communication skills with the ability to clearly articulate complex concepts
- Strategic thinker with strong execution discipline and attention to detail
- Ability to exercise independent judgment and operate with minimal supervision
- Prior experience managing or mentoring junior professionals preferred
- Bachelor’s degree required; Finance, Real Estate, or related field preferred
- MBA or JD a plus, but not required
