Job Description
Key Responsibilities for a Vice President include:
- Lead capital raising efforts from existing and new Limited Partner (LP) relationships. Serve as a primary point of contact, leading investor communications, articulating the firm’s investment strategy, and addressing diligence questions and objections to support successful capital formation and long-term relationships.
- Develop and deliver compelling investment presentations, offering memoranda, and supporting materials that clearly articulate the firm’s investment strategy, risk profile, and differentiated value proposition.
- Effectively address LP questions and objections related to underwriting assumptions, market conditions, capital structure, and execution, reinforcing confidence in the firm’s strategy and track record.
- Support the negotiation of equity terms and partnership agreements, ensuring alignment between LP expectations and the firm’s investment objectives.
- Maintain strong relationships with existing investors and financial institutions.
- Support the development of new LP capital relationships and partnerships through networking, roadshows and conferences.
- Partner with the Acquisitions and Development teams to evaluate potential investments, including detailed financial modeling, sensitivity analyses, and risk assessments.
- Assess property-level cash flows, market dynamics, and asset-specific value drivers.
- Provide a proposed capitalization strategy and structure.
Expectations for a Vice President include:
- Consistent and trusted executor:
- Takes full ownership of deals, including deal structuring across the capital stack to maximizing outcomes.
- Drives the execution of a process end-to-end while coordinating preparation of deals leveraging analysts/associates and providing strategic oversight.
- Brings a point of view and champions investments through each stage to close.
- Strong communicator:
- Summarizes work product, critical business decisions and risks at an executive level and makes clear recommendations for next steps.
- Manages expectations across the team and proactively communicates status. Proactively raises roadblocks or issues and recommends possible solutions to move forward a process or deliverable. Communicates in a tone and tenor that reflects company's core values and style across interactions with investors, partners and tenants.
- Team Leader:
- Shows clear leadership of analysts and associates on projects; provides clear guidance and training.
- Encourages exchange of ideas to solve objectives.
- Make recommendations regarding hiring and/or staff needs.
Qualifications:
- Bachelor's degree in Finance, Real Estate, Economics, or related field.8+ years of experience in commercial real estate capital markets or private equity.
- Demonstrated track record of underwriting investments and preparing investment materials to successfully capitalize investments.
- Experience leading investor engagement and relationship management efforts, effectively positioning investment strategies, addressing LP concerns, and supporting capital raises.
- Experience with Data Center transactions preferred but not required. Strong financial modeling skills, with expertise in Argus, Excel, and other valuation tools. Deep understanding of capital structures, financing instruments, and partnership agreements.
