ABOUT SECOND HORIZON CAPITAL
- Maintain financial models for individual assets, portfolios, and corporate-level performance.
- Analyze and prepare materials on operating results, leasing activity, redevelopment projects, and capital expenditures.
- Partner with asset management teams to evaluate performance and strategic initiatives.
- Support asset financial planning, including annual budgets, quarterly forecasts, and long-range strategic plans.
- Review and support implementation of asset-level budgets, including detailed operating and capital expenditure plans.
- Actively participate in due diligence reviews for potential acquisitions, including contribution to property-level operational reviews, and support on financial models and business plans to identify opportunities and challenges of proposed projects.
- Serve as a point of contact for equity investors, joint venture partners, and lenders.
- Prepare and deliver investor reporting, including monthly, quarterly, annual and ad-hoc performance analysis and updates at asset and portfolio levels.
- Support capital raising efforts, refinancings, acquisitions, dispositions, and joint venture structuring.
- Coordinate investor meetings, presentations, and due diligence processes.
- Ensure consistent, accurate, and transparent financial messaging to external stakeholders.
- Work on special projects, as needed.
- Bachelor’s degree in Real Estate, Finance, Accounting, Economics, or a related field (MBA or CFA preferred).
- 5 to 8+ years of experience in financial planning, real estate finance, investment management, or investor relations.
- Strong experience with retail, shopping center, or mixed-use real estate strongly preferred.
- Advanced financial modeling and analytical skills. Excel required; experience with real estate specific software packages (e.g., Yardi) preferred.
- Proven ability to communicate complex financial information clearly to executives and investors.
- Experience working with private equity, institutional investors, or joint venture partners preferred.
- Strong organizational skills with the ability to manage multiple priorities in a fast-paced environment.
- Extremely organized with meticulous attention to detail and follow-through.
- Ability to work with a small and entrepreneurial professional staff; flexibility in supporting other team members and functions as needed.
- Friendly and outgoing personality, a sense of optimism and enthusiasm, and dedication to teamwork.
- Ability to travel (approx. 40% of the time).
- Must have unrestricted work authorization in the United States.
