Associate Position
Palatine is seeking a highly motivated asset management/FP&A professional to join our investment team. The Associate will be an integral part of the company, with asset management responsibilities across the firm’s various investment strategies. The professional will be responsible for all aspects of strategic and asset-level management, including business plan implementation and investment tracking.
Primary Responsibilities
The Associate’s time will primarily be focused on asset management. Primary responsibilities are as follows:
Asset Management:
· Manage the execution of business plans on new acquisitions and ongoing asset management across select asset classes
· Perform in-depth analysis of monthly financial statements and KPIs and present to sector teams
· Spearhead revenue management projects with on-site property managers including pricing reviews, marketing strategies and new initiatives
· Supervise development and renovation projects with the support of the internal construction management and our operating partners.
· Lead quarterly reporting tasks on portfolio assets – revise cash flow projections, conduct re-underwriting analysis, prepare valuation assumptions
· Work with PAL’s construction team to manage capital improvement projects, track progress and monitor performance versus budget
· Manage loan requirements for portfolio assets including covenants, loan draws, lender reserves
· Manage key operating expenses across portfolio assets including real estate taxes and property-level insurance
· Assist in asset refinancings and dispositions, working with key external and internal stakeholders
· Track industry trends and adjust property business plans as necessary.
Experience & Qualifications
· Demonstrated track record of high academic achievement at a top-tier undergraduate educational institution (concentration in finance, accounting and/or real estate is preferred but not required)
· 1-5 years of outstanding hands-on asset management experience at a firm with direct real estate ownership
· Superior quantitative and financial modeling skills, with proven analytical abilities in real estate
o Advanced Excel experience is mandatory
o Some Argus experience is preferred, however not mandatory
· Proficient with PowerPoint
· Strong business writing skills
· Basic understanding of various debt and equity structures
· Ability to work autonomously, be proactive, multi-task and thrive in an entrepreneurial setting
· Sound judgment with the ability to identify the relevant questions and important issues when evaluating a situation
· Strict attention to detail, strong work ethic, integrity and ability to take direction
· Excellent interpersonal, verbal and written communication skills
· Willingness to learn, adapt and take on new tasks in an ever-changing industry
· Ability to travel as needed
