Job Title: Senior Development Associate – Hospitality Investments & Asset Management

Position Summary:
Frontier Development & Hospitality Group is seeking a Senior Development Associate with strong financial analysis and asset management capabilities to support its growing portfolio of branded hotel and mixed-use projects. This is a high-impact, hybrid role ideal for a rising real estate professional with both analytical rigor, critical thinking and real-world operational oversight experience, someone ready to step into VP-level responsibility over time.
You will work directly with the Founder and play a central role in underwriting, asset management, financial strategy, and deal execution. Candidates should have a background in hospitality investments and a strong understanding of hotel operations, development economics, and owner-operator dynamics.
Key Responsibilities:
Investments & Development Support
· Underwrite new development, acquisition, and repositioning opportunities (pro formas, IRR/NPV, sensitivity, promote waterfall, scenario analysis)
· Support to the Development Manager through the entire development cycle including pre-development, design, construction, operations, and disposition.
· Analyze market and STR data to inform feasibility and deal structure
· Support capital raising and investor communication through high-quality memos and presentations
· Collaborate on debt and equity structuring, including refinance scenarios and capital stack modeling
· Conduct due diligence, support entitlement processes, and work cross-functionally with legal, design, and construction consultants
Asset Management
You will take primary responsibility for overseeing three hotel assets (Marriott, Hilton, Hyatt branded), each operated by third-party management companies. Responsibilities include:
· Serve as the owner’s representative and key liaison with hotel management teams
· Lead monthly performance reviews, benchmarking actual results against underwriting and budgets
· Drive annual budget planning and forecasting, ensuring alignment with business plans and investor expectations
· Provide financial and operational guidance to operators on cost controls, F&B performance, pricing strategies, and staffing
· Track Capex budgets, FF&E reserves, and coordinate with project management teams on capital improvements
· Lead or support refinancing efforts, including lender engagement and underwriting
· Assist in HMA (Hotel Management Agreement), PSA, lender, franchise and JV negotiations, including performance clauses, fee structures, and re-alignment discussions
· Deliver quarterly investor reports with key performance metrics, narrative updates, and market insights
· Contribute to long-term business planning, asset hold/sell decisions, and exit strategy development
Qualifications:
· 5–8 years of experience in hospitality-focused real estate investment, development, or asset management
· Strong financial modeling and analytical skills; advanced Excel proficiency required
· Deep understanding of hotel operations, P&L statements, STR data, and operator reporting structures
· Proven ability to manage third-party teams and drive owner-side priorities
· Bachelor’s degree in Finance, Real Estate, Hospitality, or related field (MBA or Master’s in Real Estate preferred)
· Excellent written, verbal, and interpersonal communication skills
· Self-starter with entrepreneurial instincts and ability to manage complex projects with limited oversight
