Job Description:
Longline is seeking an experienced Analyst / Associate to join its Opportunistic Credit and Special Situations platform. This role will be based in New York and will report directly to the Head of Opportunistic Credit and Special Situations, based in New York. The Analyst / Associate will work closely day-to-day with the Head of the strategy and will collaborate closely with the broader investment team, including senior management, in Atlanta. 
 
The Analyst / Associate will provide initial vetting and analysis of potential real estate credit investment opportunities, including underwriting and creation of investment memoranda and research reports. The Analyst / Associate may also be responsible for the asset management of loan investments under direction of the Principals. This is an ideal role for someone who is looking to work with an entrepreneurial, growing team in a dynamic work environment.

The Analyst / Associate's primary responsibilities will be in support of the Investment Team including the following:
  • Build and maintain complex financial underwriting models for real estate credit and structured equity investments.
  • Support the origination and execution of new investments, including senior mortgage loans, mezzanine loans, preferred equity, note purchases, and distressed debt transactions.
  • Assist in the preparation of Investment Committee memoranda, internal credit presentations, and external investor presentation materials.
  • Perform property-level due diligence and analyze property-level financial statements, pro formas, rent rolls, and construction budgets.
  • Assess investment feasibility with respect to property, market, and sponsor utilizing research tools such as CoStar and a professional network of brokers and other market participants.
  • Review legal documents and third-party reports, including appraisals, engineering, environmental, and market studies.
  • Support transaction closings and coordinate with internal and external counterparties with oversight from senior investment professionals.
 
Qualifications:
Candidate must possess the following skill set and background:
  • Bachelor’s degree; Preferred Field of Study: Real Estate, Finance, Accounting, or Economics.
  • 1-4 Years of relevant experience in commercial real estate, including investment banking, private equity, acquisitions, transaction advisory, investment sales, asset management, or capital markets. Experience with opportunistic, high-yield, or structured real estate credit strongly preferred. 
  • Strong financial and analytical skills with advanced proficiency in financial modeling in Excel; experience with Argus strongly preferred.
  • High level of professionalism with exceptional verbal, written, and electronic communication skills with attention to detail.
  • Ability to be flexible, independent, and collaborate with fellow team members.
  • Highly organized and capable of working in a fast-paced environment managing multiple deals under tight deadlines. 
  • Understanding of real estate finance including debt and equity structures.
  • High level of understanding of property operating statements and construction budgets for all commercial property types (e.g. hotel, office, retail, multifamily, build-to-rent, for-sale housing, and self-storage).
  • Self-motivated and driven, with a high level of intellectual curiosity and problem-solving skills.
  • Advanced Knowledge of Microsoft Office Suite including Outlook, Excel, Power Point, and Word.
