Our special situations strategy targets investments in distressed or capital-stressed assets around the country. These opportunities span various product types – retail, office, data centers, note purchases and more. PRP is expanding its special situations portfolio and is actively looking to hire high-potential professionals who want to grow with us.
The Opportunity
PRP is hiring an Associate/Sr. Associate of Acquisitions to join our Special Situations team. This role is directly responsible for deal execution from sourcing through closing across various U.S. markets. The ideal candidate is entrepreneurial, driven, and experienced in underwriting, sourcing, and executing institutional-grade real estate transactions in a variety of product types. Every opportunity the Special Situations group evaluates is unique. They can quickly assess whether a deal is worth pursuing, think creatively to structure value and mitigate risk, and drive to a successful outcome. This requires a critical eye for viability paired with the creativity to structure unconventional solutions.
Responsibilities
- Source off-market and marketed transactions via relationships with brokers, developers, and owners
- Underwrite a variety of property level and portfolio level acquisitions across PRP’s special situations strategies using Excel and Argus
- Develop and present investment memos and pitch materials for internal and external stakeholders
- Drive transaction execution: lead due diligence, coordinate third-party consultants, legal, and closing teams
- Interface with lenders and equity partners, including preparing financial models and deal presentations
- Support senior leadership in refining acquisition strategy and targeting high-growth markets
- Collaborate cross-functionally with asset management, property management, and operations teams
Travel to assets and markets as needed for diligence and relationship development
Ideal Candidate Profile
- 2–5 years of relevant work experience in real estate acquisitions, investments, investment banking or capital markets
- Strong experience underwriting and closing deals in the $30M–$300M+ range (including portfolios)
- Deep experience underwriting a variety of product types including office, retail, data center, development, and note purchases.
- Advanced Excel modeling skills and comfort using Argus
- Strong understanding of debt, JV structures, legal docs, and the full transaction lifecycle
- Excellent communication and presentation skills — able to confidently represent PRP to sellers, brokers, capital providers
- High integrity, proactive problem solver, and thrives in a fast-paced, entrepreneurial environment
