Position: Asset Management and Leasing
Location: NYC (Box office is located at 712 5th Avenue, 9th Floor) ** In office 5 days **
Job Summary : The Box Equities team is expanding, and we are seeking an ambitious and motivated Asset Manager to join our NYC office.
The ideal candidate will have 4–8 years of asset management and industrial leasing experience and be looking to further expand their knowledge and expertise within an industrial real estate investment platform. Industrial experience highly preferred.

Key Responsibilities
· Assist with supporting the end-to-end asset management for a portfolio of industrial assets
· Drive portfolio-wide leasing strategy with an emphasis on asset-specific execution, proactively managing lease expirations, tenant rollover, and broker relationships.
· Negotiate LOIs, new leases, renewals, expansions, and amendments, working directly with tenants, third-party leasing agents, and outside legal counsel.
· Serve as a primary point of contact on leasing-related matters, executing transactions with limited oversight while ensuring alignment with ownership objectives.
· Interface with lease administration, including maintaining tenant contacts, tracking insurance and lender compliance, and monitoring property inspections.
· Strategically manage property cash flow, operating performance, and major repair and maintenance capital improvements.
· Prepare comprehensive quarterly asset management reports and analyses for presentation to the Investment Committee, including performance versus underwriting and budget.
· Perform administrative functions of the asset/property management team, including tenant relations, record keeping, reporting, and updating internal technology platforms.
· Assist cross-functional teams (investments, acquisitions, finance, etc.) in gathering and analyzing market intelligence to support decision-making.
· Support the disposition process for assets marketed for sale, including marketing material review, buyer inquiry responses, due diligence coordination, proration and closing statement preparation, and post-closing true-ups.
Qualifications
· 4–7 years of experience in asset management, leasing, and/or portfolio management, with industrial real estate experience preferred (office or retail acceptable).
· Strong analytical and strategic thinking skills, including experience evaluating leasing, budgeting, and investment decisions.
· Experience with budgeting, reforecasting, pro forma analysis, and financial reporting; solid understanding of financial statements (income statements and balance sheets).
· Proven ability to produce accurate, detailed quarterly, annual, and ad hoc performance reporting; high proficiency in Excel and standard word-processing tools.
· Strong negotiation, interpersonal, and communication skills, including the ability to present clearly to ownership, senior management, investors, and lenders.
· Exceptional time management and prioritization skills, with the ability to manage multiple projects and competing deadlines in a fast-paced environment.
· Self-motivated and entrepreneurial mindset, with the ability to work independently while collaborating effectively across internal and external teams.
· High attention to detail, strong work ethic, and a demonstrated desire to grow and succeed in a lean, entrepreneurial organization.
· Ability to multitask and coordinate with multiple stakeholders to meet tight deadlines; prior experience supervising others is a plus.
· Willingness to travel quarterly for owned assets and occasionally for potential acquisitions.
Compensation Range: Commensurate with experience (Competitive base salary + bonus)
