Job Description
- Prepare comprehensive property-level pro forma cash flow and IRR projections using Argus and advanced Excel modeling
- Underwrite new development and acquisition opportunities
- Evaluate demographics, location fundamentals, traffic patterns, competition, and re-leasing opportunities
- Review legal documentation including leases, purchase agreements, CC&Rs/REAs, title commitments, operating agreements, and loan documents
- Review third-party reports including environmental (Phase I & II), property condition reports, surveys, and appraisals
- Prepare formal investment memoranda and recommendations for the Investment Committee
- Perform portfolio-level analysis of operational performance and market trends
- Review historical operating statements, budgets, and CAM reconciliations to validate expense projections
- Assist with monthly, quarterly, and annual property reporting requirements
- Support annual budgeting and business planning processes
- Conduct ad hoc financial analyses for new and existing assets
- Credit & Loan Portfolio Analysis
- Prepare tenant financial summaries and conduct credit risk analysis through financial review and industry research
- Track and analyze asset-level loan portfolio performance
- Support loan sourcing, underwriting, closing, and servicing processes
- Provide acquisition and disposition support as needed
- Collaborate cross-functionally with leasing, development, property management, accounting, and external partners
- Bachelor’s degree in Finance, Accounting, Economics, Real Estate, or related field
- CPA or CFA designation preferred but not required
- 2–4+ years of experience in commercial real estate, lending, investment banking, private equity, financial due diligence, or related field
- Retail shopping center experience preferred
- Strong financial modeling skills with advanced Excel proficiency
- Argus experience required
- Proficiency with Microsoft Office (Word, PowerPoint, Outlook, etc.)
- Strong analytical and quantitative abilities
- Exceptional attention to detail and commitment to accuracy
- Ability to manage multiple time-sensitive priorities in a fast-paced environment
- Excellent written and verbal communication skills
- Ability to collaborate effectively across departments and present findings to senior leadership
Standard work hours are Monday through Friday, 8:00 a.m. to 5:00 p.m. Occasional evening or weekend work may be required based on transaction timelines and business needs.
