We have a newly created position and are seeking a highly entrepreneurial and strategically minded Director of Real Estate Acquisitions to lead the identification, sourcing, underwriting, and successful closing of investment opportunities across multifamily, distressed assets, industrial, and land sectors. This is a high impact, deal driven‑ leadership role ideal for a seasoned acquisitions professional with 7 -10 years of experience who brings both deep market intelligence and a proven ability to execute.

You will play a pivotal role in shaping our portfolio by uncovering opportunities, building strong industry relationships, leading negotiations, and driving transactions from concept through closing. This individual must excel in fastmoving, competitive environments and demonstrate‑ the judgment, analytical rigor, and leadership needed to deliver high-quality‑ deals.

Key Responsibilities

  • Source and originate investment opportunities across the U.S. in multifamily, distressed assets, industrial, and land for both attainable & industrial development, leveraging market knowledge, broker networks, lender relationships, and off market‑ channels.
  • Lead the full acquisition lifecycle, including deal sourcing, initial screening, financial modeling, underwriting, due diligence, deal structure, negotiation, and closing.
  • Develop and maintain high-performing industry relationships, including lenders, brokers, owners, receivers, attorneys, and special services to identify and access high-quality and ‑early-stage‑ opportunities.
  • Refine and manage investment strategies for target markets and asset classes; provide strategic recommendations to executive leadership.
  • Conduct market analyses, evaluate demographic and economic trends, and assess supply/demand fundamentals to support investment decisions.
  • Oversee and coordinate due diligence efforts, including third-party‑ reports, entitlement reviews, environmental and construction assessments, and financial audits.
  • Prepare and present detailed investment memoranda to the executive team and investment committee.
  • Collaborate cross functionally with finance, asset management, legal, and construction & development teams to ensure efficient deal execution and seamless handoff post-closing.
  • Monitor portfolio performance and support value enhancement‑ strategies as needed.
Qualifications

  • 7 - 10 years of experience in real estate acquisitions with a strong focus on multifamily, distressed assets, industrial properties, and/or land development.
  • Proven track record of sourcing, underwriting, negotiating, and closing complex real estate transactions.
  • Deep understanding of capital markets, financial structures, debt underwriting, and partnerships/JV structures.
  • Expertise in financial modeling, valuation, pro forma analysis, and investment return metrics (IRR, equity multiple, sensitivity modeling, scenario analysis).
  • Strong network of industry relationships, with demonstrated ability to generate deal flow through established broker, lender, and owner connections.
  • Exceptional negotiation, communication, and presentation skills.
  • Ability to lead multiple transactions simultaneously while maintaining accuracy, speed, and strategic discipline.
  • Bachelor’s degree required; MBA or relevant advanced degree strongly preferred.

Compensation:

$150,000 to $175,000 and up to a 30% STI
