Job Description
Tourmaline Capital Partners, LLC (“TCP”) is a Philadelphia-based real estate private equity firm formed in early 2021 that focuses on office investments throughout the continental United States. The firm is seeking an experienced Acquisitions Associate or VP to support its growth initiatives. The candidate will support the investment team and executives in all capacities to source, underwrite, diligence, manage, and sell investments.
Job Description
· Underwrite new acquisitions
· Build, maintain, and sensitize Argus and Microsoft Excel financial models
· Analyze, research, and opine on underwriting assumptions; liaise with market participants including leasing brokers, capital market brokers, and owners
· Support investment due diligence process
· Draft investment memorandums and prepare market research
· Assist in procurement of property financing; support diligence and loan closing processes with lenders
· Develop, build, and foster strong relationships in TCP’s target markets to assist in sourcing efforts
· Utilize data to formulate research-based investment strategies
· Assist across all aspects of TCP’s post-closing efforts, including business plan execution (capital program implementation, marketing and leasing, operations, refinancing, dispositions, etc.), reporting, and miscellaneous asset management
· Support all other company initiatives as required
Qualifications
· Undergraduate degree in Real Estate, Finance, Accounting or Economics with strong GPA
· 1-5 years of related experience
· Strong desire to work in an entrepreneurial environment
· Excellent interpersonal and communication skills, both written and verbal
· Self-motivated, energetic, and independent
· Strong analytical and quantitative skills and detail-oriented
