POSITION:
Stonemont is seeking Analyst candidates to join our Industrial Outdoor Storage (“IOS”) team and support the platform’s continued growth. The position will be tasked with supporting the senior investment team members in all aspects of underwriting, conducting due diligence, and performing market analysis on prospective acquisition opportunities. Stonemont’s Industrial Outdoor Storage (IOS) platform has a portfolio of more than 100 assets with an AUM of over $1 billion and is actively growing nationwide.
JOB DUTIES / RESPONSIBILITIES: Daily responsibilities include but are not limited to:
· Conduct detailed underwriting / financial modeling of prospective acquisitions and developments.
· Research, evaluate, and organize economic and market data to help support investment strategies and opportunities
· Help in the execution of an acquisition from start to finish, including underwriting, market analysis, broker or seller communications, contract negotiations, and transaction closing.
· Prepare investment committee memorandums and analysis on all new investment opportunities
· Provide market analysis and trends in the industrial outdoor storage space on a market-specific and macro perspective
· Collaborate across acquisitions, asset management, accounting, and capital markets to advance the firm’s investment strategy.
· Assisting in lease analysis, tenant underwriting, and lease negotiations
QUALIFICATIONS:
· Minimum 1-2 years of real estate experience. Prior experience in the industrial asset class is preferred.
· Strong proficiency with Microsoft Excel (financial modeling), Word, and PowerPoint
· Strong qualitative and quantitative analytical ability with a focused attention to detail
· Understanding of real estate finance concepts used to evaluate investments and perform market analysis
· Excellent oral and written communication skills
· Ability to multitask and prioritize effectively in a fast-paced work environment with relentless attention to detail
· Self-motivated with a desire to work in a collaborative, team-oriented environment
