Job Description
- Source and evaluate acquisition opportunities through broker relationships and other avenues as appropriate
- Perform detailed financial underwriting, including cash flow modeling, valuation, waterfalls, and sensitivity analysis
- Prepare investment memoranda, underwriting summaries, and presentation materials for internal review and investment committee
- Conduct market research and competitive analysis related to rents, sales comps, replacement costs, and submarket fundamentals
- Assist in negotiating letters of intent, purchase and sale agreements, and loan documents
- Manage the due diligence process, including financial and operational reviews, coordination of third-party reports, title review, insurance coordination, and tenant and lease review
- Supervise and work closely with analyst on the team with 1-2 years of experience
- Work closely with asset management and property management teams to confirm underwriting assumptions and support business plan execution including capital project implementation
- Maintain and update internal deal tracking, underwriting assumptions, and pipeline reports
- Build and maintain relationships with brokers, lenders, and other market participants in Southern California
Qualifications:
- 3–6 years of experience in real estate acquisitions, brokerage, private equity, or a related real estate role
- Strong preference for candidates with experience in Southern California industrial real estate
- Solid understanding of real estate investment fundamentals, including valuation, cash flow analysis, and return metrics (IRR, equity multiple, cap rates, etc.)
- Advanced proficiency in Excel financial modeling and Argus; experience building and modifying acquisition models
- Strong analytical skills with attention to detail and sound judgment
- Ability to manage multiple transactions and deadlines simultaneously in a fast-paced environment
- Self-motivated with an entrepreneurial mindset and strong work ethic
- Excellent written and verbal communication skills
- Bachelor’s degree required; degree in finance, real estate, economics, or a related field preferred
