MARKETING MANAGER

REPORTS TO:  Managing Director – Asset Management

LOCATION: Dana Point, CA 

This position is in the Raintree office 4-days a week, with the flexibility to work from home on Friday’s

JOB PURPOSE:

The ideal candidate will have a background in real estate, be a brave, inspiring, passionate professional who enjoys thinking outside of the box, and comes with experience in marketing planning and execution, a proven track record of developing strong internal relationships, project management, strategic vendor relationships and successful campaign measurement.   The successful candidate will play a critical role in driving asset performance, maximizing net operating income (NOI), and managing the brand identity of our properties. The Marketing Manager must be creative, detailed, and a change agent that doesn’t shy away from trying new technology, searching for cutting edge solutions, and being at the forefront of the industry, while also leveraging traditional forms of marketing.   

The Marketing Manager is responsible for identifying, establishing, promoting and executing effective marketing tactics which communicate the brand, offerings and promotions to an identified target audience, monitor key performance indicators (KPIs) such as cost-per-lead, traffic volume, occupancy trends, and rent growth, adjusting strategies to optimize results.   The Marketing Manager will oversee marketing systems within the company, strategic communications, public relations (as directed) and distribution of marketing materials, as well as evaluating the effectiveness of marketing efforts, recommending and executing strategy adjustments on an ongoing basis.   This role will work hand in hand with key members of the organization, third party property management members, and vendors.   Additionally, this position will also serve as an internal consultant to other business units within the organization.  

ESSENTIAL DUTIES AND RESPONSIBILITIES:
  • Oversee the marketing systems utilized by the company, such as SOCi, RealPage, Matterport, etc.
  • Conduct market research, evaluate and identify target audiences for respective marketing projects and campaigns
  • Drive the development and implementation of: 
    • Property brands for new and redevelopment projects
    • An overall marketing strategy, specific to the needs of the project, leveraging traditional and untraditional tools 
    • Strategic social strategies, focused on both internal and external customers
    • Resident lifestyle and retention events and programs
  • Develop KPI’s for specific campaigns and tools, complete ongoing marketing analytics and reports for projects, and deliver regular, data-driven reports (monthly/quarterly) to leadership regarding portfolio performance.
  • Maintain a safe and secure working environment
  • Remain updated on technical and professional knowledge by attending educational workshops, joining professional associations, building networks with fellow professionals and reviewing of industry publications
  • Special projects and other assignments as requested

Travel

  • The position of Marketing Manager will require occasional travel to Raintree’s current and prospective projects, communities, contractors and other service providers’ offices throughout California, as well as select marketing, technology and innovation conferences within the United States from time to time.  You will be expected to travel to these locations when needed.

QUALIFICATIONS :

Experience & Education

  • A college degree and 2 or more years of marketing work experience within the multifamily real estate, hospitality, related agency marketing provider, or similar field.

  • Design skills, graphic and/or interior design
  • Excellent communication – verbal and written, strong presentation, organization and process improvement skills; a technical proficiency in Microsoft office suite, social media platforms, and those integral to desktop publishing and website maintenance; ability to work professionally with multiple individuals and service providers to ensure effective operations.

Language Skills
 

  • Ability to read, analyze, and interpret documents. Ability to respond courteously, promptly and effectively to inquiries or requests. Ability to write copy, general letters, email and other correspondence. Ability to make effective presentations on specific functional topics to team members, contractors, vendors, suppliers or other parties. 
Mathematical Skills 
  • Ability to apply business mathematical operations to tasks (proofing, discounts, ratios, percentages, comparative analysis) and narrative variance explanations. 

Reasoning Ability: 
  • Ability to apply principles of logical or scientific thinking to a wide range of practical problems. Ability to deal with nonverbal symbolism (Formulas, graphs, etc.). Ability to deal with a variety of abstract and concrete variables.
