Job Description
- Source IOS investment opportunities across multiple assigned U.S. markets through direct owner outreach, broker relationships, and proprietary channels
- Build and maintain relationships with landowners, developers, brokers, and local market participants
- Develop market-level investment theses and proactively identify emerging opportunities
- Lead financial underwriting, valuation, and preparation of investment committee materials
- Coordinate due diligence efforts including legal, title, survey, zoning, and environmental review
- Support deal structuring, negotiations, and transaction execution from LOI through closing
- Work closely with asset management and capital markets teams to ensure seamless transition post-acquisition
- Contribute to refinement of sourcing strategies, underwriting assumptions, and internal processes as the platform scales
- Represent the firm externally with professionalism and credibility
Candidate Profile:
Required Qualifications
- 6–10 years of total real estate experience, including 2+ years of industrial acquisition experience (principal, operator, or investor side strongly preferred)
- Demonstrated ability to source deals proactively (not broker-dependent)
- Strong financial modeling and underwriting skills
- Experience managing transactions from initial outreach through closing
- Ability to operate independently across multiple markets
- Travel required
- Exposure to national or multi-market investment strategies
- Experience in industrial, land or IOS-adjacent asset classes
- Prior experience at an institutional investor, private equity firm, or best-in-class entrepreneurial platform
- Entrepreneurial mindset with strong ownership mentality
- High intellectual curiosity and sound investment judgment
- Organized, detail-oriented, and execution-focused
- Comfortable wearing multiple hats in a lean organization
- Strong communicator with confidence interacting with senior stakeholders
