Job Description

AMCAP, INCORPORATED is a vertically integrated private real estate investment firm founded in 1979 with primary offices in Stamford, Connecticut and Denver, Colorado.  The firm focuses on grocery-anchored and necessity retail shopping centers in the Top 100 U.S. MSAs. AmCap's growing nationwide portfolio includes 23 properties totaling approximately 5 million square feet, representing nearly $1 billion in assets under management.  The firm is actively investing in value-add and core-plus transactions on behalf of its institutional investors.
 
Position Overview
AmCap is looking to fill a full-time Investment Associate role in our Stamford, CT headquarters.  This position will support the Acquisitions, Investor Relations and Portfolio Management teams in sourcing, evaluating, managing, reporting and executing value-add and core+ investment opportunities ranging between $15 million to $200 million in size. The Associate will work closely with senior team members across all stages of the investment process, gaining exposure to underwriting, due diligence, operations, reporting, management and transaction execution.
 
Essential Functions
  • Review new investment opportunities and manage deal pipeline
  • Evaluate new investment opportunities and actively manage the acquisition pipeline from initial screening through closing
  • Source both marketed and off-market opportunities through broker and owner relationships, industry events, and direct outreach efforts
  • Lead market and property research, underwriting, financial modeling, deal structuring, financing coordination, due diligence, and execution
  • Review, organize, and assess diligence materials to identify key risks, validate underwriting, and support investment decision-making
  • Review and negotiate transaction and operating documents, including LOIs, PSAs, leases, loan agreements, and management agreement
  • Prepare investment committee memoranda, valuation analyses, and other decision support materials for presentation to senior leadership. 
  • Support portfolio-level performance analysis, valuation work, business plan tracking, and strategic asset review across the firm’s investments. 
  •  Prepare investor and internal reporting materials, including quarterly reports, portfolio dashboards, performance summaries, and ad hoc analyses. 
  • Support capital raising efforts through development of investor materials, portfolio analytics, track record support, and diligence response materials. 
  • Collaborate across acquisitions, asset management, leasing, property management, operations, finance, and accounting to aggregate information and produce clear, decision-useful work product. 
  • Periodic travel required in connection with sourcing, diligence, asset review, and transaction execution.
 
Requirements
  • Minimum of 3 years of successful track record sourcing, underwriting and closing retail real estate acquisitions.  Core Plus/Value-add/Opportunistic retail transaction exposure is a plus
  • High proficiency with Argus Enterprise and Microsoft Excel/PowerPoint/Word
  • Strong financial modeling, analytical skills and critical thinking 
  • Strong retail real estate industry network including brokers, owners, investors, lenders, etc.
  • Bachelor’s degree in finance, real estate, economics or other related fields; MBA is a plus
  • Ability to thrive and lead in a fast-paced environment working on multiple projects simultaneously.  This position will at times require extended work hours.  Ability to move with a sense of urgency
  • Demonstrated record of leadership and effective project management skills
  • Demonstrated experience managing client/investor, seller, broker and lender relationships
  • Strong communication and interpersonal skills
  • Interest in helping to grow an entrepreneurial business significantly in the coming years
  • Cordial and positive person with strong presentation skills  
 
Compensation and Benefits
  • Annual Salary Range: $125,000-$150,000
