Vice President/Principal Position – Self-Storage
Palatine is seeking a highly motivated investment professional to join our team with a focus on self-storage. The Vice President/Principal will be an integral part of the company, with responsibilities that encompass sourcing, evaluating, structuring, executing and managing acquisitions across the firm’s various investment strategies. The professional will be responsible for all aspects of the transaction process including financial analysis, market research, due diligence, financing, business plan development, and closings.
Primary Responsibilities
The VP/Principal’s time will primarily be focused on acquisitions. Primary responsibilities are as follows:
Acquisitions:
- Source, underwrite, and execute acquisitions of self-storage facilities across target markets, managing deal flow from initial screening through closing
- Negotiate LOIs and purchase agreements in coordination with legal counsel
- Present investment opportunities and recommendations to the Investment Committee with clear thesis, risk analysis, and return projections
- Track competitive landscape, cap rate trends, and supply/demand dynamics across target submarkets to inform acquisition strategy
- Work within a small acquisitions team, establishing processes and best practices to scale deal volume
- Work cross-functionally with asset management and operations to support post-close onboarding and business plan execution
- Actively participating in numerous aspects of the property level due diligence process by interacting and coordinating with operating partners, consultants and other third parties
Experience & Qualifications
- Demonstrated track record of high academic achievement at a top-tier undergraduate educational institution (concentration in finance, accounting and/or real estate is preferred but not required)
- 3-7 years of experience at a real estate private equity firm, storage operating/acquisition company, storage development company or storage REIT o 3+ years of direct self-storage experience is required
- Strong relationships with regional and national self-storage brokers, operators, and owners
- Superior quantitative and financial modeling skills, with proven analytical abilities in real estateo Excel experience is mandatory
- Strong business writing skills / experience writing investment memoranda
- Ability to work autonomously, be proactive, multi-task and thrive in an entrepreneurial setting
- Strict attention to detail, strong work ethic, integrity and ability to take direction
- Excellent interpersonal, verbal and written communication skills
- Ability to travel as needed
- Passion for real estate investing
- Intellectually curious and not afraid to ask questions
- Willingness to learn new concepts
Compensation Competitive base salary, benefits package and discretionary bonus commensurate with candidate's previous work experience and performance
