Position Description: Development Associate
FD Stonewater is seeking a well-rounded Development Associate to support our national development platform. This position is based in our Arlington, VA, headquarters, and will play an integral role in sourcing and executing both principal and third-party development projects nationwide.
The ideal candidate will bring prior experience, or comparable exposure, within a commercial real estate development firm, general contractor, construction management company, or a related field. This individual must be highly proactive, detail-oriented, capable of managing multiple projects simultaneously in a fast-paced environment.
Strong technical, written, and verbal communication skills are essential. The successful candidate will be comfortable interacting with firm leadership and cross-functional teams, while also demonstrating the ability to work independently with minimal oversight and contribute effectively within a collaborative, team-oriented environment.
Primary Responsibilities
• Provide immediate project execution support for development and third-party construction management projects
• Provide technical guidance and coordination for project activities from project onset through completion (financing, design, construction, scheduling, and delivery)
• Review and analyze zoning information, contracts, financial reports, lease documents, and other documentation as part of due diligence, deal negotiations, predevelopment, and closings
• Develop project scopes, budgets, and schedules; ensure project priorities and project milestones are met
• Generate and update development budgets and proformas
• Directly manage project teams including architects, engineers, general contractors, and subcontracted consultants
• Maintain relationships with external project partners, tenants, brokers, contractors, subcontractors, lenders, etc.
• Actively contribute to strategic direction, administration, and project completion efforts
• Partner with internal business development teams and assist with technical direction and coordination for RFI, RFQ, and RLP responses
Qualifications
• Demonstrated interest in a dynamic, entrepreneurial, and growth-oriented business environment
• Minimum 2 to 5 years of relevant experience in construction management, real estate development, or related field
• Bachelor’s degree in Construction Management, Engineering, Finance, Real Estate Development, and/or related discipline from an accredited college/university
• Working knowledge of architecture, engineering, construction, development, and/or real estate finance principles
• Strong financial acumen with well-developed analytical and problem-solving skills
• Highly detail-oriented with exceptional organizational and time management abilities
• Proven ability to work both independently and collaboratively in a team setting
• Willingness and flexibility to travel as project needs require
• Excellent written and verbal communication skills, with the ability to engage across all levels of an organization
• Advanced proficiency in Microsoft Excel, experience with project management software, and strong overall technical capabilities
• Highest level of personal integrity and ethical standards
