Director of Homebuilder Finance
Overview
We are seeking a Director of Homebuilder Finance to lead underwriting, credit analysis, and asset management for a growing residential construction and development lending platform. This role is critical to maintaining institutional credit standards while supporting the expansion of our homebuilder and land development financing business.
The ideal candidate has a background in a debt fund, commercial bank, or private credit platform, with deep experience underwriting construction, A&D (acquisition & development), and transitional real estate loans.

Key Responsibilities
Underwriting & Credit
• Lead underwriting of ground-up construction, A&D, and horizontal development loans
• Build detailed financial models including:
o Sources & uses
o Project-level cash flows
o Absorption and sensitivity analyses
• Conduct sponsor analysis (track record, liquidity, leverage, execution capability)
• Evaluate market dynamics, supply/demand, and exit assumptions
• Prepare and present credit/investment memos for internal credit committee and capital partners
• Establish and enforce credit standards, risk frameworks, and approval processes
Transaction Execution
• Lead loan structuring and deal execution by
• Interface with legal, third-party consultants (appraisers, engineers), and capital partners
• Drive deal timelines from initial screening through closing
Asset Management
• Oversee portfolio performance post-close, including:
o Draw approvals and construction monitoring
o Budget tracking and variance analysis
o Covenant compliance
• Identify early risk signals and proactively manage problem assets
• Lead restructuring, extensions, or workout strategies where needed
Portfolio & Risk Management
• Monitor portfolio-level exposure across geographies, sponsors, and product types
• Produce internal reporting on:
o Credit quality
o Concentration risk
o Performance vs. underwriting
• Partner with capital markets and finance teams on warehouse financing
Team & Process Development
• Help build and mentor underwriting and asset management talent
• Improve underwriting processes, templates, and credit documentation
• Contribute to scaling a disciplined, repeatable credit platform

Qualifications
• 5–7+ years of experience in real estate credit, preferably at a:
o Debt fund
o Commercial or regional bank
o Private credit / BPL platform
o Capital markets or asset management at homebuilder
• Strong experience underwriting:
o Residential construction
o Land development / A&D
o Transitional or bridge loans
• Advanced financial modeling skills (Excel)
• Proven ability to write clear, concise, institutional-grade credit memos
• Deep understanding of:
o Construction risk
o Market cycles
o Sponsor behavior
• Experience managing assets post-close is strongly preferred
