Position Overview
We are seeking a Senior Portfolio Accountant to support and drive financial operations across a growing commercial real estate portfolio. This role is primarily focused on property-level accounting, CAM recoveries, and financial reporting, ensuring accuracy, consistency, and full capture of revenue across all assets.
The position works closely with ownership and the accounting function while coordinating with third-party property managers to ensure timely and accurate financials. The ideal candidate will bring a strong technical accounting foundation, attention to detail, and a proactive approach to improving processes and controls.
This is a hands-on role within a lean, entrepreneurial platform, offering direct exposure to ownership and portfolio-level performance.
Key Responsibilities
CAM & Tenant Recoveries (Primary Focus)
- Lead the preparation and execution of annual CAM reconciliations across the portfolio
- Oversee monthly recovery tracking and tenant billings to ensure accuracy and completeness
- Interpret and apply lease provisions governing operating expense recoveries (NNN, gross, expense stops)
- Prepare and maintain tenant escalation schedules and true-ups
- Evaluate expense recoverability and identify non-recoverable costs, misallocations, and leakage
- Ensure full and accurate capture of recoverable operating expenses
Financial Reporting & Close
- Manage and support month-end and quarter-end close processes, including accruals, reclasses, and reconciliations
- Prepare and review financial statements and supporting schedules
- Perform variance analysis against budget and prior periods, identifying key drivers
- Maintain and validate lease abstracts related to financial terms and billing
Portfolio Accounting & Coordination
- Serve as the primary accounting liaison with third-party property managers
- Ensure timely, accurate, and standardized financial reporting across all assets
- Assist with budgeting and forecasting processes
- Identify and implement improvements to accounting processes, controls, and reporting consistency
Qualifications
- 3–5+ years of experience in commercial real estate or property accounting
- Strong experience with CAM reconciliations and tenant recoveries (required)
- Solid understanding of commercial lease structures (NNN, gross, expense stops, escalations)
- Advanced proficiency in Excel; experience with Yardi, MRI, or similar systems preferred
- Strong understanding of general ledger accounting and financial reporting
- Ability to manage multiple assets in a fast-paced, detail-oriented environment
- Strong analytical, organizational, and communication skills
