We specialize in transformative projects across the five boroughs, including commercial office buildings, residential conversions, condominiums, retail, and large-scale repositioning and rehabilitation work.

THE OPPORTUNITY
We are seeking a highly motivated and detail-oriented Asset Manager to join our growing team. This is a hands-on role with broad exposure across TIG's investment portfolio and active development pipeline. The Asset Manager will work directly with senior leadership and will play a critical role in portfolio reporting, financial management, leasing, and construction oversight.

PRIMARY RESPONSIBILITIES
Asset Management & Reporting
- Assist in the overall management and day-to-day execution of projects across the portfolio with a focus on commercial properties
- Prepare comprehensive partner and lender reporting packages, including quarterly asset-level updates, variance analyses, and capital event summaries
- Manage and track requirements, milestones, and covenants under loan agreements, joint venture operating agreements, and ground leases; proactively flag compliance issues
- Maintain and update financial models for active assets and development projects using Argus Enterprise and Excel
- Manage project bank accounts, including reconciliation, wire approvals, and coordination with property-level accounting
Financial Management & Capital Markets
- Oversee the preparation of annual operating and development budgets in coordination with property managers and the construction team
- Manage cash flow projections and assess expected capital needs across the portfolio on a rolling basis
- Prepare monthly draw requests and equity capital call packages; interface with lenders, construction monitors, and title companies to facilitate timely funding
- Assist in raising debt and equity capital for new acquisitions and recapitalizations, including preparation of investment memoranda and lender packages
- Support due diligence and closing processes for prospective acquisitions and dispositions
Leasing
- Assist in leasing negotiations with office and retail tenants, including review of LOIs, term sheets, and lease documents
- Coordinate with external leasing brokers to develop and execute leasing strategies aligned with each asset's business plan
- Analyze proposed lease economics, including free rent, TI packages, and rent steps, relative to underwriting assumptions
- Track leasing pipeline activity and update rent rolls and absorption projections in financial models
Construction & Project Management
- Assist the internal construction team in managing active development and renovation projects, including budget tracking, and schedule monitoring
- Review and process vendor invoices; maintain budget-to-actual tracking logs and flag variances against approved budgets
CANDIDATE REQUIREMENTS
- 3-7 years of experience in real estate investments, asset management, development, or a related field
- Strong proficiency in Excel financial modeling; experience with Argus Enterprise required
- Experience underwriting across asset classes including office, residential, retail, and mixed-use
- Demonstrated ability to manage multiple concurrent workstreams with a high degree of accuracy and attention to detail
- Familiarity with real estate legal documents including loan agreements, joint venture operating agreements, and leases
- Strong written and verbal communication skills, with experience preparing investor and lender reports
- Proficient in MS Office (Excel, Word, Outlook) and MS Project; experience with Yardi or similar property management software a plus
- Proactive, self-motivated, and comfortable operating in a fast-paced, entrepreneurial environment
- B.A. or B.S. required; degree in real estate, finance, economics, or a related field preferred
