Acquisitions Associate, Distressed Debt, Special Situations CRE

About Us We are a growing alternative investment firm focused on distressed debt and special situations in commercial real estate. We acquire non-performing loans and distressed CRE assets across property types and geographies, creating value through creative structuring, active asset management, and disciplined underwriting.

The Role We are looking for a sharp, entrepreneurial Acquisitions Associate to source, evaluate, and execute investments across our NPL and distressed CRE platform. This is a high-impact, high-visibility role in a lean team where your work directly drives deal flow and firm growth.

Responsibilities

• Source NPL’s and special situation opportunities through broker relationships, servicers, banks, credit unions, CMBS special servicers, and direct-to-seller outreach
• Lead deal screening and preliminary underwriting to assess fit with investment criteria
• Coordinate with the underwriting team to move qualified opportunities through the pipeline efficiently
• Manage seller and broker relationships through LOI, due diligence, and closing
• Track market activity, bid results, and competitive dynamics across target markets
• Prepare investment committee memos and present opportunities to senior leadership
• Assist in portfolio monitoring and asset management as needed post-acquisition

Qualifications

• 3–6 years of experience in CRE acquisitions, distressed debt, special servicer, or a related investment role
• Solid understanding of CRE asset types (office, retail, multifamily, industrial, hospitality) and loan structures
• Familiarity with NPL valuation concepts — BPOs, collateral analysis, debt yield, recovery scenarios
• Strong financial modeling skills
• Existing broker or servicer relationships preferred but not required
• Entrepreneurial mindset — comfortable operating with limited infrastructure and building processes from scratch
