Job Description
Newmark's Strategic Advisory Group is seeking an Analyst/Associate to join its New York office. The successful candidate will join the Strategic Advisory Group, which functions as the capital raising advisory arm of the Newmark Capital Markets platform and is comprised of a deep bench of professionals from diverse real estate equity and finance backgrounds.
The group maintains a high transaction volume and a robust pipeline of large-scale equity transactions, including portfolio recapitalizations, continuation fund raises, programmatic equity raises, M&A and REIT privatizations, GP/OpCo investments, investment sales, and financing solutions. Its work spans property- and portfolio/platform-level transactions across all property types — residential, retail, industrial, hospitality, and alternative assets — for both public and private commercial real estate clients throughout North America.
This Analyst/Associate will be involved in every stage of the transaction lifecycle, including underwriting, market research, property tours, preparation of pitch materials and offering memoranda, marketing of transactions, discussions with capital sources,closings, and client meetings and events. The role is based in-office and operates in a high-energy, fast-paced environment.
Primary Responsibilities
• Build and maintain detailed real estate financial models — including discounted cash flow analyses, leveraged return models, waterfall structures, and sensitivity scenarios — to support valuation and transaction decision-making, leveraging client information and market data.
• Prepare pitch materials, offering memoranda, proposals, strategic review materials, and other client-facing presentation content for internal and external use.
• Support transaction execution from sourcing through closing on behalf of Newmark's institutional clients, ensuring seamless deal management.
• Conduct property-, portfolio-, and company-level analysis using comparable sales, operating metrics, lease data, market research, and valuation methodologies.
• Support the evaluation of strategic alternatives, including asset sales, recapitalizations, joint ventures, restructurings, and portfolio optimization initiatives.
• Review and analyze key transaction documents, including LOIs/term sheets and joint venture agreements, to extract and assess relevant information efficiently.
• Organize and synthesize due diligence materials — rent rolls, operating statements, lease abstracts, third-party reports, and market data — into clear analytical outputs.
• Coordinate transaction processes with internal teams and external stakeholders, including clients, counterparties, lenders, legal advisors, and diligence providers.
• Maintain and update comparable transactions, market intelligence, and capital markets data to support pricing, positioning, and execution strategy; track and maintain a database of transaction executions and help identify new business opportunities.
• Maintain regular client engagement by leading transaction update calls and participating in client meetings to discuss new business opportunities.
• Perform other duties as assigned.
Qualifications
• Bachelor's degree in real estate, finance, economics, accounting, or a related field, with strong academic performance.
• 1–4 years of experience in commercial real estate analysis, capital markets, valuation, advisory, or transactions, or a related analytical environment; strong internship experience may also be considered. Real estate investment banking or commercial real estate advisory/investment experience is preferred.
• Advanced Excel and PowerPoint skills, with demonstrated experience building financial models and preparing polished client materials.
• Strong understanding of real estate valuation, cash flow analysis, capital structures, and transaction processes.
• Familiarity with industry tools and data sources such as Argus, CoStar, RCA, and Green Street is preferred.
• Exposure to closing transactions across a broad range of asset classes and transaction types (e.g., equity raises, portfolio recaps, M&A, development and stabilized portfolios) is a plus.
• Excellent written and verbal communication skills, including the ability to convey analytical and marketing data effectively and to interface with clients and their senior executives.
• Self-motivated, proactive, and able to anticipate demands and complete tasks with minimal oversight.
• Exceptional organizational, interpersonal, and time-management skills, with the ability to prioritize and manage multiple assignments against tight deadlines.
Education
Bachelor's degree in Real Estate, Finance, Accounting, Economics, or a related discipline, or an equivalent combination of education and experience.
