Senior Acquisitions Associate. Own Deals, Build Equity, Break the Institutional Ceiling
Crestbay
Job Description
Senior Acquisitions Associate – Own Deals, Build Equity, Break the Institutional Ceiling
CrestBay | Miami, FL \ NYC (Hybrid)
Competitive Compensation + Performance Bonus + Equity Participation for the Right Candidate
The Opportunity
If you're crushing it at a big institution but stuck behind layers of approval, this is the opportunity for you.
CrestBay is a high-velocity infill industrial platform built by operators who closed 300+ transactions and deployed $2B. We're looking for a promotion-blocked high performer with 3-6 years of infill industrial acquisitions experience who brings established broker relationships, proven deal sourcing, and deep market knowledge. You are ready to own deals end-to-end without the bureaucracy.
You know the difference between functional last-mile and an obsolete shallow bay. You track market rents in Hialeah vs. Doral, you know which brokers control off-market flow, and you can explain why Northern New Jersey cap rates move differently than Sun Belt markets. But you're waiting 18-24 months for promotion while doing VP-level work, watching deals die in committee, and seeing partners capture 100% of the upside you created.
We're offering the next step: Full deal autonomy, equity participation for the right candidate, and a platform where your broker relationships and market expertise directly drive your wealth creation.
What You'll Own (90% Acquisitions)
Deal Execution:
- Lead high-volume infill industrial acquisitions across Florida (Miami, Tampa, Orlando), Atlanta, and Northern New Jersey.
- Own deals end-to-end: Off-market sourcing through your network, PSA negotiation, due diligence, and closing.
- Immediate Sourcing: Leverage existing broker relationships to source deals from day one; this role requires immediate sourcing capability.
- Institutional Rigor: Lead underwriting and IC presentations with full P&L accountability.
- Market Mastery: Manage multiple live opportunities using your deep understanding of market dynamics, pricing trends, and competitive positioning.
Strategic Impact:
- Market Expansion: Shape strategy by identifying new infill sub-market opportunities.
- Moat Building: Develop proprietary sourcing channels leveraging relationships you've already built.
- Systems Innovation: Build scalable systems (AI-assisted workflows, broker CRM, deal tracking).
The Deal Environment
- Asset Class: Last-mile and shallow bay infill industrial (15K-100K SF)—supply-constrained urban/suburban markets, NOT big-box logistics.
- Deal Size: $5M–$25M (averaging $10M).
- Volume: High-velocity platform; execute significantly more deals than most associates complete in 3-4 years at mega-funds.
- Markets: FL, GA, and Northern NJ infill or comparable MSAs where you have established relationships.
- Deal Types: Majority off-market and lightly marketed via your personal network.
Who You Are
Non-Negotiable Requirements:
- 4 - 7 Years Institutional Infill Industrial Experience: You've led (not just supported) full acquisition cycles at a recognized platform (REIT, PE, large family office). You build models from scratch and defend assumptions in IC.
- Established Broker Relationships: You have existing relationships in Florida, Atlanta, or Northern NJ and can source deals day one. Brokers call YOU with off-market opportunities.
- Deep Infill Market Expertise: You know the local players (who owns what, who overpays), you quote rents/comps without looking them up, and you understand sub-market dynamics for the next 12-24 months.
- High-Volume Platform Experience: You've managed multiple live deals simultaneously and understand that market knowledge is the primary driver of velocity.
What Makes You a Fit:
- You want to own outcomes and build wealth through equity, not just climb a salary ladder.
- You don't need hand-holding; you've seen enough cycles to run them yourself.
- AI Advantage: Proficiency with tools like Claude Code and ChatGPT. We value individuals who build custom workflows to eliminate low-value work and focus on high-impact decisions.
What You'll Get
- Compensation: Competitive base and performance bonus; Equity participation for the right candidate (your deals build YOUR net worth).
- Career Acceleration: VP trajectory in 18-24 months based on performance. Mentorship from founders who've deployed $2B.
- Autonomy: No 47-person committees—present to principals, get decisions in days.
- Work Environment: Hybrid (Miami or NY) with remote flexibility. Technology-forward culture (Claude Code, GPT, AI-assisted tools).
The Interview Process
- 30-Minute Phone Screen – Culture, experience, and market expertise.
- 60-Minute Case Study – Live underwriting exercise on a real infill deal.
- Final Round – Strategic discussion on network and sourcing with founders + references.
- Offer – Within 5 business days.
How to Apply
Send your resume to Vadim@crestbay.com answering the following (2-3 sentences each):

- Which specific markets do you have acquisition experience in? Provide one example of a deal you closed (market, size, challenge).
- Do you have active broker relationships in FL, GA, or NJ you can leverage immediately? Briefly elaborate.
- What is your timeline for a move, and why are you leaving your current platform?
