OVERVIEW

Our client is an institutionally backed, vertically integrated real estate investment firm that owns and manages institutional commercial real estate across the United States. The firm invests alongside leading institutional capital partners and has been an active acquirer of high-quality assets in recent years.

The firm seeks an experienced real estate finance professional to join its finance and capital markets team as Director of Capital Markets and Finance. Reporting to the CFO, this individual will develop and execute debt and equity financing strategies, manage institutional partner and lender relationships, and oversee financial planning, forecasting, reporting, and analysis across multiple investment portfolios. The ideal candidate is highly analytical and detail oriented, with direct experience leading debt financing transactions and a proven ability to work across internal teams and external stakeholders.

KEY RESPONSIBILITIES

Capital Markets

  • Monitor macroeconomic, capital markets, and real estate sector trends and develop financing strategies that optimize cost of capital, liquidity, and risk-adjusted returns.
  • Lead debt financing execution from inception through closing, including underwriting support, due diligence, term sheet negotiation, and loan documentation review.
  • Source and maintain relationships across capital providers, including banks, life companies, agencies, debt funds, and CMBS lenders.
  • Lead refinancing and recapitalization analysis and execution, including modeling and administration of distribution proceeds to capital partners.
  • Manage the existing debt book, including covenant compliance, maturity and refinancing planning, interest rate hedging, and lender reporting.

Investment Management and Partnership Finance

  • Manage annual budgeting, forecasting, and long-range planning through aggregation of property-level data and portfolio-level model allocations, and assist in presenting implementation plans to investors.
  • Own institutional partner reporting, including quarterly reporting packages, capital calls, distributions, and investor inquiries.
  • Support acquisitions underwriting and the investment committee process, including review of underwriting models, sources and uses, and projected returns.
  • Collaborate with the asset management and leasing teams to evaluate prospective capital investments within the existing portfolio, including underwriting of returns, yield-on-cost, and impact on asset value and business plans.
  • Maintain the firm's financial modeling standards, templates, and version control to ensure accuracy, consistency, and transparency.
  • Lead disposition, hold-sell, and recapitalization analysis to support portfolio-level capital allocation.
  • Partner with accounting on treasury, cash management, and reconciliation of model outputs to actual results.
  • Drive improvements in financial processes, systems, and reporting capabilities, and mentor junior finance staff as the platform scales.

EXPERIENCE AND QUALIFICATIONS

  • Bachelor's degree in finance, real estate, business, accounting, or economics. CFA, CPA, or MBA preferred.
  • Five or more years of experience in institutional capital markets or finance, with direct commercial real estate experience required.
  • Demonstrated experience executing commercial real estate debt financings and managing lender relationships from inception through closing.
  • Strong financial modeling aptitude with deep knowledge of underwriting practices, return metrics, and budgeting procedures.
  • Advanced proficiency in Excel, PowerPoint, Argus Enterprise, and real estate software such as Yardi or MRI.
  • Broad institutional commercial real estate experience across multiple asset classes strongly preferred.
  • Discretion and sound judgment in handling highly confidential information.
  • Self-motivated, detail oriented, and organized, able to work independently, meet deadlines, and determine creative solutions to complex problems.
  • Comfort in a collaborative, entrepreneurial, vertically integrated platform spanning both strategy and hands-on execution.
  • Excellent interpersonal and communication skills to interact effectively with senior management, capital partners, lenders, and other external stakeholders.
