Position Summary:
The Senior Property Manager oversees a property management team that executes approved operating and capital business plans for the company's Puget Sound office and logistics portfolio. This role is responsible for day-to-day property operations, tenant satisfaction, vendor management, preparation and administration of budgets, property-level financial reporting, and execution of approved capital projects. The Senior Property Manager partners closely with Asset Management to implement portfolio strategies and achieve approved financial and operational objectives.
Primary Duties & Responsibilities:
· Lead and develop the property management team to successfully execute operational excellence for assigned commercial properties, with particular focus on office assets.
· Maintain high levels of tenant satisfaction through responsive service, effective communication, and consistent follow-through on work orders, building issues, and improvement projects.
· Provide leasing support for new leases, expansions, and renewals, including coordination of tours, building information, operating expense data, and tenant improvement planning in partnership with Asset Management.
· Prepare annual operating and capital budgets for each property, using assumptions and business objectives established by Asset Management. Present draft budgets for review and approval, actively administer budgets throughout the year.
· Prepare monthly property operating reports including variance analysis, operating metrics, and capital project updates. Identify operational issues affecting performance and present clear, concise updates to Asset Management and Executive Leadership.
· Work closely with Asset Management, Engineering, and Portfolio Management to implement approved investment strategies, leasing plans, and planned capital projects through effective property operations.
· Collaborate with Engineering teams on operating strategies for building systems (HVAC, electrical, plumbing, life safety, and other core infrastructure) to optimize comfort, reliability, and operating costs.
· Ensure vendor performance and property operations support approved operating budgets, service standards, and tenant satisfaction. Adjust contracts and service scopes as needed.
· Ensure properties are maintained in compliance with applicable regulations, safety standards, lease obligations, and company policies, including oversight of emergency preparedness and risk management activities.
· Perform other duties as assigned.
Supervisory Responsibilities:
The Senior Property Manager provides formal supervision to property management staff, including hiring, training, coaching, performance management, and workload prioritization. This role leads by example, models company values, and sets clear expectations around financial performance, tenant service, and cross-functional collaboration.
Job Skills & Abilities:
· Strong leadership skills with experience managing property management teams focused on financial and operational performance.
· Demonstrated ability to administer approved budgets, control operating expenses, improve operational efficiency, and deliver exceptional tenant service.
· Experience supporting leasing activity, including renewals, expansions, and new deals, in office-focused commercial environments.
· Solid understanding of property-level financial reporting and the ability to interpret and communicate results to internal partners.
· Effective communicator and collaborator with Asset Management, Leasing, and Portfolio Management teams,
· Ability to exemplify company values in all aspects of job performance.
· Ability to travel to LKWP properties.
Education &/or Experience:
· Bachelor’s degree in real estate, Business Administration, Real Estate, Finance, or a related field required; advanced degree (MBA or similar) preferred but not required.
· 5-10 years of progressive experience in property management, real estate, asset management, or a combination with demonstrated success managing localized portfolios including industrial, office, and/or multifamily assets.
· Proven experience building, managing, and scaling teams, systems, and processes within a growing organization; comfortable operating in both hands-on and strategic capacities.
· Experience working within or alongside entrepreneurial or family-owned businesses; ability to balance growth, legacy, and long-term value creation.
· Familiarity with third-party contractors, consultants, and property management teams.
· Professional designation such as CPM (Certified Property Manager) is preferred.
· Experience managing Class A commercial office properties, including oversight of capital improvement projects, tenant improvement coordination, operating expense budgets, and CAM reconciliations.
· Proficiency with Yardi or comparable commercial property management software.
Salary Range: $135,000 – 170,000, depending on experience.
Bonus: Eligible for an annual discretionary bonus.
