Job Description
Sterling Organization is seeking a Development & Asset Management Associate to support the execution, financial tracking, and ongoing management of ground-up development and redevelopment projects across its industrial/logistics real estate portfolio. This role is responsible for project-level budgets, construction draw management, lender coordination, and project-level support to ensure development and redevelopment initiatives are executed on time and in alignment with approved business plans, budgets, lender requirements, and investor objectives.
This role combines strong financial modeling capabilities with hands-on project support, including loan draw processing, capital expenditure forecasting, budget tracking, reporting, and coordination with internal teams and external partners. The ideal candidate must have experience within a major institutional real estate environment, with warehouse sector experience preferred.
Key Responsibilities
• Support development and construction activities across assigned projects, including budget tracking, cash flow forecasting, schedule monitoring, and project-level reporting.
• Prepare, review, and process loan draw packages, including coordination of required documentation, funding requests, lender submissions, approvals, and related follow-ups.
• Develop, maintain, and enhance advanced financial models to support development underwriting.
• Track project budgets, commitments, change orders, invoices, contingency usage, and forecasted costs to completion, identifying variances and escalating potential risks or budget pressures.
• Partner with internal Development, Construction, Investments, Asset Management, Finance, Accounting, Legal teams, and external consultants to ensure timely and accurate project execution and reporting.
• Assist in preparing internal and external reporting materials, including project status updates, budget-to-actual summaries, cash flow analyses, lender reports, investor materials, and management presentations.
• Monitor project risks and opportunities through detailed financial, operational, and market analysis, and assist in developing recommendations to improve project outcomes.
Qualifications & Experience
• Bachelor’s degree in Finance, Real Estate, Accounting, Construction Management, Engineering, Economics, or a related field required.
• 2–5 years of relevant experience in real estate development, construction finance, real estate investment, lending, or related financial analysis.
• Experience working within an institutional real estate platform, investment manager, developer, lender, or owner/operator required.
• Warehouse, industrial, or logistics real estate sector experience preferred.
• Advanced financial modeling skills required and strong proficiency in Excel required, including experience building, maintaining, and interpreting development, construction, and cash flow models.
• Experience with development budgeting, capital expenditure tracking, loan draw processing, project reporting, and related financial tools preferred.
• Understanding of development and construction processes, including project budgeting, contract administration, change orders, schedules, capital draws, and cost-to-complete analysis.
• High attention to detail with strong organizational skills and the ability to manage multiple projects, deadlines, and workstreams simultaneously.
• Excellent written and verbal communication skills, including the ability to prepare clear financial analyses, project updates, and reporting materials for internal and external stakeholders.
• Strong ownership mentality, sound judgment, and a hands-on, problem-solving attitude capable of thriving in a fast-paced, entrepreneurial environment.
• Ability to work effectively with cross-functional teams and external partners while maintaining accuracy, accountability, and professionalism.
