The Praedium Group is a real estate private equity firm focused on multifamily assets across the US. Praedium was formed in 1991 and over the past 35 years, Praedium has established a series of ten private equity vehicles that have completed over 380 transactions representing over $13 billion of gross invested capital. Praedium’s investors include public and corporate pension funds, financial institutions, insurance companies, foundations, endowments and family offices.
Responsibilities:
The Analyst will be responsible for a combination of asset management, portfolio management, and investor communications responsibilities. The position will work directly with senior management and gain exposure to all aspects of the business. Primary responsibilities include:
- Oversee third-party property managers and monitor all aspects of property operations and performance, including occupancy, rental rates, capital projects, and business plan execution
- Review monthly property financials, including variance analyses against budget, prior year, and underwriting assumptions
- Perform portfolio-level analyses and reporting; assess revenue and expense trends across the portfolio and identify operational opportunities and risks
- Review property budgets prepared by third-party property managers and provide detailed feedback on assumptions, revenue projections, operating expenses, and capital expenditures
- Assist with property valuations, capital improvement projects, refinancing efforts, and disposition analyses
- Prepare investor presentations, portfolio updates, and other reporting deliverables in support of investor meetings and ad hoc investor requests
- Coordinate communications with existing investors, including responses to investor requests and inquiries
- Create analyses and presentations for senior management, lenders, and other stakeholders
- Support portfolio-level strategic initiatives and ad hoc firmwide projects, including ESG initiatives and website updates
Qualifications:
- Undergraduate degree with 1 – 3 years of experience in real estate, finance, and/or accounting
- Analytical and quantitative skills
- Proficient with Excel and PowerPoint
- Strong organizational and problem-solving skills with the ability to manage multiple priorities and meet deadlines
- Proactive and detail-oriented with the ability to work independently and as part of a team in a fast-paced, entrepreneurial environment
- Strong writing and presentation skills
