The Role

This is a senior, commission-only production role for a broker who already knows how to win business. You'll originate and run your own assignments end to end, control your own client relationships, and build your book on our platform. There's no assigned territory, no quota handed down, and no layer of approval between you and your clients.

This role is commission-only, with no base salary or draw. In exchange, the split is competitive, there's no ceiling, and the relationships you bring and build are yours. It's the right fit for a broker with a pipeline already in motion and the runway to work it.

Multifamily experience is preferred, but we'll seriously consider strong producers from retail, industrial, office, or other investment sales sectors. If you know how to source owners, win listings, and close, the product knowledge is learnable — and we'll support the transition with underwriting help, market data, and access to our multifamily team.

Responsibilities

• Originate and win listing assignments through direct owner relationships, cold outreach, referrals, and market presence
• Lead pitches and BOV presentations; set pricing strategy and process
• Run assignments end to end — offering memoranda, buyer outreach, call-for-offers, tours, negotiation, due diligence, and closing
• Underwrite deals credibly: rent rolls, T-12s, pro formas, value-add and renovation assumptions, debt scenarios, and exit sensitivities
• Negotiate LOIs and PSAs and manage transactions through to funding
• Maintain a disciplined pipeline with accurate CRM records and honest forecasting
• Develop and hold a point of view on cap rates, debt markets, rent trends, and new supply in your submarkets
• Leverage the national platform for cross-market referrals and capital relationships
• Contribute to the firm's culture — mentor junior brokers and analysts where it makes sense

Qualifications

• Active Georgia real estate salesperson or broker license required
• 5+ years of commercial real estate brokerage experience with a documented track record of closed transactions and production volume
• Proven ability to source your own business — this role does not come with assigned listings or house accounts
• Multifamily investment sales experience preferred; strong producers from other CRE sectors will be considered
• Existing owner, investor, or capital relationships in the Atlanta market or a defined submarket
• Strong underwriting and financial modeling skills in Excel
• Sharp written and verbal communication; credible in front of sophisticated owners and institutional capital
• Financially positioned to work a commission-only structure while your pipeline matures
• Self-directed, organized, and able to run multiple assignments simultaneously
