The U.S. platform has an active pipeline of 1,000 homes, with homes already under construction, and a clear mandate to scale from 500 homes annually toward several thousand units per year over time. The business operates with a conservative, equity-funded capital structure and a fully integrated execution model spanning development, construction, and offsite manufacturing, supporting the build-out of an institutional, multi-market U.S. residential platform.

Position Overview:

The Land Analyst / Associate will play a key role in supporting the company's land acquisition and development strategy by identifying, evaluating, and securing residential land opportunities. This position works cross-functionally with development, finance, design, and legal teams to assess site feasibility, conduct due diligence, and advance land transactions from initial underwriting through closing. The ideal candidate brings hands-on experience from within the home building industry and a strong foundation in land valuation, entitlements, and market analysis.

Key Responsibilities:

  • Conduct land acquisition research and due diligence on prospective sites, including ownership verification, zoning analysis, and entitlement status
  • Prepare detailed financial models and land valuation analyses to assess feasibility and investment returns for potential acquisitions
  • Support the negotiation and execution of purchase agreements, option contracts, and joint venture structures
  • Coordinate with internal teams (design, engineering, legal, finance) to evaluate site constraints and development potential
  • Track and maintain a pipeline database of active land opportunities, market comparables, and competitor activity
  • Monitor local planning and zoning changes, government regulations, and market trends that may impact land strategy
  • Assist in preparing land acquisition presentations, investment memos, and approval packages for senior leadership
  • Liaise with brokers, landowners, municipalities, and external consultants throughout the acquisition process
  • Support entitlement efforts including rezoning applications, variance requests, and community/regulatory engagement
  • Perform market research to identify growth corridors, demand drivers, and strategic land banking opportunities

Qualifications:

  • Bachelor’s degree in Real Estate, Finance, Urban Planning, Civil Engineering, or a related field
  • 2–4 years of experience in land acquisition, land development, or a related real estate role — with a minimum of 2 years gained directly at a residential home builder
  • Demonstrated understanding of the residential land development process, from raw land through entitlement and lot delivery
  • Proficiency in financial modeling and feasibility analysis (Excel required; Argus a plus)
  • Familiarity with zoning codes, subdivision regulations, and municipal entitlement processes
  • Strong research, analytical, and written communication skills
  • Ability to manage multiple projects and deadlines in a fast-paced development environment
  • Experience working with brokers, landowners, and government agencies preferred

Salary:

  • Base Salary Range: $75,000 - $100,000
  • Eligible for bonus

Compensation will be based on experience and include a bonus and benefits.
