Job Description

ACX is a vertically integrated private real estate investment firm with primary offices in Stamford, Connecticut and Denver, Colorado. The firm focuses on grocery-anchored and necessity retail shopping centers in the Top 25 MSAs across the United States. ACX’s growing nationwide portfolio includes 26 properties totaling approximately 4 million square feet, approaching $1 billion in assets under management. The firm is actively investing in value-add and core-plus transactions on behalf of its institutional investors.


Position Overview

ACX is looking to fill a full-time Analyst – Asset Management role in our Stamford, CT office. This position will perform financial, operational, and market analysis in support of asset management decisions, and maintain property-level financial models, reporting schedules, and operating trackers.

The Analyst – Asset Management will report to the Regional Head of Asset Management responsible for the relevant assets and coordinate with Accounting, Leasing, Property Management, Development, Construction, and other team members to gather and validate property-level information.


Essential Functions

  • Support day-to-day asset management of a portfolio of retail assets by monitoring property performance, maintaining operating trackers, and coordinating information requests
  • Maintain and update asset-level financial models, budgets, forecasts, rent rolls, lease assumptions, and valuation schedules
  • Compile monthly financial statements and operating reports. Prepare variance analyses and track NOI, occupancy, collections, expenses, and performance against underwriting
  • Prepare lease-level financial analyses, lease comparisons, tenant and leasing-pipeline schedules, and lease-expiration tracking
  • Track capital budgets, tenant improvements, leasing commissions, project costs, schedules, and spending against approved plans
  • Monitor and analyze submarket fundamentals, including comparable rents and transactions, competing properties.
  • Research retail tenants, tenant credit, and retailer expansion activity
  • Support oversight of landlord work and tenant deliveries
  • Assist with hold/sell, refinancing, disposition, acquisition, and redevelopment analyses, including due diligence and supporting schedules by maintaining valuation models, preparing support schedules, compiling materials, and analyzing property level financial and operating data
  • Assist in the preparation of monthly and quarterly asset-management reports, investor-reporting schedules, presentations, and supporting materials
  • Maintain accurate portfolio databases and trackers, follow up on outstanding information requests, and flag inconsistencies or emerging issues for review
  • Travel to the properties and regional offices as needed (5% to 10% of your time) to effectively manage performance execution


Requirements

  • 0–2 years of relevant experience; commercial real estate or retail experience is a plus.
  • Strong Excel, quantitative, organizational, and analytical skills; familiarity with ARGUS or Yardi is preferred.
  • High attention to detail and the ability to manage multiple deadlines and large sets of financial and property-level data.
  • Clear written and verbal communication skills and a willingness to learn property operations and retail real estate.
  • Strong communication, organization, and time management skills


Compensation and Benefits

  • Annual Salary Range: $90,000 - $100,000, commensurate with experience
