Harvard University Housing & Real Estate (HUHRE) is a department within Harvard Campus Services that supports the University's educational and research efforts by managing a diverse portfolio of housing, institutional, and commercial real estate across Cambridge and the Greater Boston area. HUHRE oversees leasing and operations for University-owned properties and serves as asset manager for Harvard's commercial spaces, working closely with schools, units, and external tenants alike.

The Role

The Asset Management Analyst delivers comprehensive real estate asset management, financial analysis, and project execution across a diverse portfolio of commercial properties. Responsibilities include implementing asset management initiatives, building and maintaining financial models to evaluate cash flow and leasing scenarios, providing input on acquisitions and dispositions through underwriting and due diligence, and broadly assisting the development group.

This is a hybrid position based in Cambridge, MA. The work schedule and location will be set by the department based on operational needs. Employees must work in a Harvard-registered state when not on-site.

Job-Specific Responsibilities

Project Management:

1. Develop, prioritize, and implement recommendations for University leadership arising from ongoing asset management analysis to drive the economic performance and long-term value of the portfolio
2. Establish and refine scalable asset management policies, procedures, and standards ensuring consistent practices across the portfolio
3. Serve as the primary connector between HUHRE Operations, Leasing, and Finance — owning cross-functional workflows and leading cross-team initiatives

Asset Management Analysis:

1. Build financial models for multi-tenanted commercial properties to project cash flows, expenses, and net operating income
2. Perform financial analyses comparing commercial lease deals with varying rental rates, lease terms, free rent periods, and construction costs
3. Maintain analytical tools and processes to ensure delivery of thorough, actionable, and reliable recommendations

Acquisition and Disposition Support:

1. Analyze potential acquisition and disposition opportunities across office, retail, residential, and lab asset types
2. Perform scenario analysis and development feasibility studies for the current portfolio and potential acquisition sites
3. Assist with due diligence efforts including data gathering, leases, service contracts, and financial information

Presentation and Communication:

1. Develop presentations analyzing financial data and drawing actionable conclusions for senior leadership
2. Prepare economic analyses of lease terms compared to market and pro forma projections
3. Create quarterly and annual reports for internal university stakeholders

Departmental Support:

1. Research general market and economic conditions — track vacancies, absorption, rents, and new construction
2. Evaluate competitive buildings, sale and lease comps, and historic market rents to support future planning

Qualifications

1. Bachelor's Degree required; degree in real estate, finance, or related field preferred
2. Minimum 3-5 years of experience in real estate, planning, development, or related field
3. Strong financial modeling and analytical skills with advanced Excel proficiency
4. Proven ability to manage multi-faceted projects in a complex, matrixed environment
5. Familiarity with a range of asset types including office, retail, residential, lab, and hotel
6. Experience with Massachusetts and City of Cambridge/Boston permitting processes a plus
7. Excellent written and verbal communication skills
8. Strong time management and attention to detail
9. Ability to interact confidently across all levels of the organization
