Job Summary
The Newmark Debt, Equity & Structured Finance / Real Estate Investment Banking & Data Center Capital Markets team is looking to bring on a Vice President/Director to join the New York office. The group is comprised of a deep team of real estate investment banking professionals from various real estate equity and finance backgrounds. The VP/Director will join the Strategic Advisory group, which largely functions as the Investment Banking / Corporate Advisory arm within the Newmark Capital Markets platform. The group has a very active current transaction volume and a robust pipeline of large-scale equity transactions including portfolio recapitalizations, continuation fund raises, programmatic equity raises, M&A/REIT privatizations, GP/Opco investments, data center and digital infrastructure equity raises, investment sales and financing solutions.
The Strategic Advisory team is focused on a wide range of equity transactions for both public and private commercial real estate clients, spanning property, portfolio and platform/entity-level transactions across all property types, including residential, office, retail, industrial, hospitality and alternative assets — including a fast-growing data center and digital infrastructure practice spanning hyperscale and colocation campuses, powered land, and platform/JV capital formation.
The position will be based in-office and works in a high-energy and fast-paced environment.
Primary Responsibilities
- Own execution of live mandates from pitch through closing, including underwriting, marketing strategy, capital outreach, negotiation, and diligence, with accountability for deal outcomes and timelines, working closely with the analyst pool on pitch materials and offering memoranda.
- Serve as the day-to-day point of contact for institutional clients, leading transaction update calls, managing counterparty/investor dialogue, and advising on pricing, positioning, and execution strategy.
- Originate new business alongside senior producers, developing pitch angles, business development presentations, and tailored client analyses to convert relationships into mandates.
- Direct and review the work of associates and analysts on pitch materials, offering memoranda, ensuring analytical rigor and quality control before client delivery.
- Oversee complex financial modeling of property-level cash flows and debt/equity structures, including DCF analyses, leveraged return models, JV/promote waterfalls, and sensitivity/scenario analyses.
- Execute data center and digital infrastructure equity mandates including hyperscale and colocation campuses, powered land and development sites, stabilized single- and multi-tenant assets, and platform-level JV, recapitalization, and capital formation transactions.
- Maintain coverage of the data center capital markets landscape and broader market intelligence, hyperscaler/AI-driven demand, digital infrastructure funds, REITs, institutional capital, power constraints, and comparable transactions, preparing periodic updates for clients and internal stakeholders.
- Advise on strategic transaction structures including asset sales, recapitalizations, joint ventures, restructurings, take-privates, and portfolio optimization initiatives.
- Review, negotiate, and interpret key transaction documents (LOIs/term sheets, joint venture agreements) and manage the diligence process end to end, coordinating with legal counsel, clients, counterparties, lenders, and diligence providers.
- Build and strengthen industry relationships through active participation in meetings, events, and real estate trade organizations, while leading weekly pipeline meetings on deal flow, transaction status, and market conditions.
Experience Required
• 4-8 years of finance and/or commercial real estate capital markets experience in an analytically rigorous environment. Real estate investment banking or commercial real estate advisory/investment experience is preferred.
• Experience closing transactions across a broad range of asset classes and transaction types
• Self-motivated, team oriented, and strong time management skills to prioritize tight deadlines.
• Strong research and writing skills with ability to communicate effectively.
Education
Bachelor’s Degree in Real Estate, Finance, Accounting, Economics or related discipline or an equivalent combination of education and experience.
Computer Skills
Advanced proficiency in Outlook, Excel, Word and PowerPoint. Familiarity with industry tools, data sources other market research platforms is preferred.
