Position Summary
Our SelectLeaders client is seeking a Property Manager to oversee a diverse portfolio of commercial properties throughout the Inland Empire, consisting of retail, flex/industrial, and office assets.
This position is responsible for the day-to-day management and operation of the assigned portfolio. Responsibilities include tenant relations, lease administration, vendor and contract oversight, property operations and maintenance, budgeting and expense management, oversight of tenant improvement and capital projects, and supervision of on-site maintenance personnel.
The Property Manager will work closely with leasing, accounting, facilities, construction, and engineering teams to ensure properties are well maintained, operating efficiently, and providing a high level of service to tenants.
Responsibilities
Financial Responsibilities
- Prepare property budgets for review and approval by senior management.
- Provide detailed financial variance and aged receivable comments.
- Initiate accounts receivable collections and legal proceedings when necessary.
- Review general ledgers and process reclassifications as required.
- Review, code, and approve accounts payable.
- Process accounts receivable.
- Partner closely with accounting and assist with monthly accruals.
- Prepare and review CAM reconciliations as necessary.
- Manage monthly rent collections, notices, and delinquencies.
- Prepare budget variance and monthly financial reporting related to property operating budgets.
Operational Responsibilities
- Conduct regular property inspections and provide reporting on property conditions.
- Provide exceptional tenant/customer service on a daily basis.
- Serve as the primary on-site contact for tenants and vendors within the assigned portfolio.
- Monitor and maintain the appearance of vacant spaces and associated marketing materials.
- Coordinate tenant move-ins and move-outs.
- Bid, negotiate, and oversee operational, tenant improvement, and building improvement contracts and services.
- Partner with on-site engineering and maintenance personnel.
- Maintain appropriate property and operational files.
- Coordinate work orders with contractors for service requests, tenant improvements, repairs, and building improvements.
- Assist with on-site construction projects in partnership with the Construction Management team.
- Support daily property operations, including janitorial, landscaping, parking lot maintenance, pest control, repairs and maintenance, HVAC, roofing, life safety equipment, fire code requirements, and security.
- Prepare weekly operational reports for corporate management.
- Assist with property tours and other operational needs as required.
Qualifications
- Prior commercial real estate property management experience is required, ideally managing retail, office, flex/industrial, or a mixed commercial portfolio.
- Experience managing multi-tenant commercial properties and interacting directly with tenants, vendors, and maintenance personnel.
- Strong understanding of commercial lease structures and the ability to read, interpret, and administer a variety of leases.
- Demonstrated experience with rent collection, accounts receivable/accounts payable, operating expenses, billbacks, budgeting, variance reporting, and other property-level financial responsibilities.
- Ability to manage multiple properties, priorities, tenants, vendors, and deadlines simultaneously while maintaining strong attention to detail.
- Hands-on approach to property management with a willingness to spend significant time in the field, regularly walking properties and addressing issues as they arise.
- Strong tenant relations and communication skills with the ability to work effectively with both local businesses and larger corporate or institutional tenants.
- Experience with commercial property management/accounting software; MRI experience is a plus but not required.
- Experience supporting tenant improvement and/or capital expenditure projects is preferred but not required.
- Strong follow-through, organization, and sense of ownership with a focus on maintaining high-quality properties and responsive tenant service.
- Ability to work collaboratively with accounting, leasing, construction, engineering, maintenance, and corporate leadership teams.
- Must be comfortable traveling locally between assigned properties throughout the Inland Empire.
Compensation & Benefits
- $72,000–$90,000 annual base salary
