ABOUT SRG
SRG Commercial Real Estate is a commercial real estate team headquartered in Lake Ridge, Virginia. We transact in industrial, land, flex, retail, office, and special-use property across the DC/MD/VA metro, with our deepest roots in Northern Virginia.
We are a tight-knit team that moves quickly and builds cooperatively. Three principles lead what we do: excellence in the process, intentionality in the work, and mastery in the execution. Transparency and relationship-building that outlast any one single deal follow from there.
In three years we have closed more than $50 million in transactions and currently carry nearly $70 million in near-term pipeline, with our land assignments bringing well over 1.5 million square feet of new space to the Northern Virginia market.
We are active in the markets we serve, not just transacting in them. SRG founding partners have served on the board of MOVE Business Chamber and sit on its Real Estate Committee, while also heavily involved in PWC EDA's Calibrate Committee and CREDA (formerly NAIOP).
THE OPPORTUNITY
You are not starting from zero. We have invested significant time and resources building a system that allows fledgling CRE brokers to plug in directly, including marketing, training, and AI-powered admin processes so you can focus on client relationships and deal making.
- A live 164k SF leasing/sale assignment in Alexandria. The agent we bring on will be placed on this project as a participating team member. Real square footage, real ownership, real economics, early. Participation terms are defined in writing at offer.
- Inclusion on every SRG listing. Our full inventory, not a carve-out.
- Warm leads and inbound. Qualified opportunities are routed to you, not left to cold territory alone.
- A system, not just a desk. We have invested significantly in professional coaching and a comprehensive system, and it shaped how this business is structured. You plug into a proven process instead of inventing one.
- A network of 10k+ contacts. We've spent the last 3 years diligently growing our broker and client network. You're deals will get immediate exposure to the most qualified professionals.
WHAT YOU'LL DO
- Prospect daily. Calls, canvassing, door knocking, and owner outreach across our target submarkets.
- Tour properties, run landlord and tenant meetings, and manage assignments start to finish.
- Build and defend a pipeline: source listings, register buyers and tenants, and convert.
- Underwrite deals. Rent rolls, NOI, comps, lease abstracts, and basic proformas.
- Draft and negotiate LOIs, proposals, and lease terms alongside the managing partners.
- Engage with the tools provided, including the CRM and listing portals.

REQUIREMENTS
Required:
- Active Virginia real estate salesperson license, OR enrollment in a Virginia pre-licensing course with the ability to be licensed within 30-60 days of start. Licensing costs are the agent's responsibility.
- 2+ years in a role requiring you to generate your own business. This can be brokerage, but it does not have to be.
- Genuine willingness to prospect every day. Cold calling, canvassing, and door knocking are the core of the first 18 months of this job.
- Availability in office a minimum of 3 days per week, 9:00 AM to 4:00 PM, covering heavy prospecting hours, underwriting, training, market research, and tours.
- Working proficiency in Excel and real comfort with numbers. We will train you on commercial underwriting, but you need to arrive fluent with math.
- Clear, professional written communication. You will be drafting client-facing material.
- Valid driver's license, reliable vehicle, and availability to tour properties across the region.
- Discipline to log activity in the CRM without being asked.
Preferred:
- 2+ years of commercial brokerage experience in industrial, land, flex, retail, or office
- Existing Northern Virginia network and market knowledge, particularly Prince William County
- Maryland and/or DC licensure, or eligibility
- Familiarity with Buildout, CoStar, Crexi, or LoopNet
- Prior business ownership or P&L responsibility

- You are self-directed and do not need a manager to generate your day. You are transparent, including when a deal is going sideways. You put the client ahead of the commission and play for the relationship rather than the transaction. You are coachable enough to run our system before rewriting it. And you understand that commercial cycles are long, that the ramp is measured in quarters rather than weeks, and you have planned for that.
