Financial Analyst, Acquisitions & Financing
Highpoint Capital Group
Job Description
Highpoint Capital Group is a commercial real estate investment firm based in the San Fernando Valley, specializing in the acquisition, financing, and management of multi-tenant retail centers. We own and operate more than 20 properties across seven states, representing approximately $400 million in value, and are actively expanding throughout the Sun Belt, Southeast, and West Coast.
This is an exceptional opportunity for a driven, entrepreneurial professional looking to transition from the brokerage side to the principal side of commercial real estate. The ideal candidate will have 2-3 years of experience in mortgage brokerage, retail brokerage, or investment sales and a strong desire to learn how real estate investments are sourced, underwritten, financed, acquired, and managed from an owner's perspective.
Highpoint is led by CEO Jeff Seltzer, who holds an MBA from the University of Chicago and a law degree. Before founding Highpoint in 2006, Mr. Seltzer worked in acquisitions at Blackstone's New York office and at Hines, one of the largest developers in the world. Highpoint's success is driven in part by Jeff's institutional real estate experience, extensive industry network, and entrepreneurial approach to investing. As an Analyst, you'll work directly with senior leadership including Jeff and gain hands-on exposure to acquisitions, financing, asset management, and investment decision-making.
What makes this role different
You'll work directly with the Head of Acquisitions and receive regular visibility to the CEO. You won't be buried on a large deal team waiting years for meaningful exposure. Highpoint runs lean, giving you hands-on experience across acquisitions, financing, and asset management. On any given week, you might build a DCF model, call a broker about an off-market opportunity, walk a property to evaluate leasing considerations, size financing proceeds, or prepare market support for an investment decision. If you thrive on variety, accountability, and taking on meaningful responsibility early in your career, this role is built for you.
Key Responsibilities
Acquisitions & Underwriting
• Build and maintain financial models for acquisition opportunities ($20–$50MM deals), including DCF, IRR, NPV, sensitivity, and return analyses
• Analyze rent rolls, lease terms, tenant credit, and rollover risk on multi-tenant retail assets
• Evaluate lease structures (NNN, CAM recoveries, expense reimbursements)
• Prepare clear, persuasive investment memos and presentations for internal decision-making
Financing & Transactions
• Support debt sizing, lender package preparation, and direct communication with lenders
• Support due diligence and transaction execution for acquisitions, dispositions, refinancings, and 1031 exchanges
Market & Broker Engagement
• Build relationships with brokers and stay active in the market for off-market and listed opportunities, including in Highpoint's target expansion markets
• Conduct market research on comps, submarkets, and retail trends
Asset Management & Investor Support
• Assist with portfolio performance tracking, budgeting, and reforecasting
• Support quarterly investor reporting and respond to investor inquiries as needed
Qualifications
• 2-3 years of experience at a mortgage brokerage, retail/investment sales brokerage, or similar transaction-facing role, looking to transition to the principal/investment side
• Strong Excel skills (financial modeling, IRR/NPV, sensitivity analysis)
• Working knowledge of real estate deal structures; exposure to partnership waterfalls a plus
• Familiarity with Argus Enterprise and/or Yardi a plus, not required
• Comfortable managing multiple live workstreams in a fast-paced, all-hands-on-deck environment
• Strong written and verbal communication skills; you'll be broker- and investor-facing
• High attention to detail and self-directed work style
Compensation & Benefits
• $80,000–$95,000 base + discretionary bonus
• Health, dental, and vision insurance
• Retirement plan
• Paid time off
Why Join Highpoint
• Work directly with the Head of Acquisitions, with regular CEO visibility
• Learn from a founder with acquisitions experience at Hines and Blackstone
• Join a proven investment platform that has completed 23 acquisitions, approximately 75% of which have either achieved or are projected to achieve a full return of the original equity through refinancing
• Direct, early exposure to the full deal lifecycle: acquisitions, financing, and asset management
• Active pipeline of $20–$50MM transactions
• Real opportunity to grow with a scaling platform expanding from 7 to 15+ states
