Community Manager
Cortona Point Apartments
Job Description
Cortona Point | Goleta, California
Cortona Point is seeking an experienced, hands-on Community Manager to lead the operations, onsite team, and resident experience of our luxury multifamily community in Goleta, California. Cortona Point is a thoughtfully designed residential community with shared spaces that encourage connection and provide opportunities to create an engaging resident experience.
We’re looking for someone who understands that exceptional property management requires both strong operations and strong relationships. The right person is equally comfortable reviewing financials in Yardi, coaching an employee, resolving resident concerns, and creating an event that brings residents together.
This is a highly visible leadership role for someone who takes ownership of the community’s performance and takes pride in creating an exceptional place to live.
What You’ll Do
Manage the Property
- Oversee day-to-day community operations, including leasing, resident relations, maintenance coordination, vendor partnerships, property appearance, and office operations.
- Conduct regular property inspections and maintain high standards for cleanliness, curb appeal, amenities, and model units.
- Oversee leasing activity, applications, move-ins, move-outs, renewals, and compliance with community policies and applicable housing regulations.
- Maintain accurate, complete, and confidential operational and resident documentation.
Know the Numbers
- Manage daily rent collection, resident accounts, delinquencies, fees, concessions, and final account statements.
- Use Yardi daily to manage operations, resident records, leasing activity, financial information, and reporting, including regular audits for accuracy.
- Participate in annual budgeting, review vendor invoices, monitor expenses, and help the property meet its financial targets.
- Prepare and review rent rolls, occupancy, delinquency, and financial performance reports.
Lead the Team
- Directly lead and develop a team of five, setting clear expectations for performance, professionalism, accountability, and customer service.
- Participate in recruiting and interviewing, make hiring recommendations, and oversee onboarding and training of new team members.
- Conduct performance evaluations, establish development goals, and provide ongoing coaching and corrective feedback when needed.
- Create a collaborative environment where employees understand both operational standards and service expectations.
Build the Community
- Build strong relationships with residents and provide responsive, professional service throughout the resident lifecycle.
- Plan and host resident events, welcome programs, and recognition activities that create genuine opportunities for residents to connect.
- Seek resident feedback through surveys and conversations and use it to improve the resident experience.
- Develop relationships with local businesses and vendors to create resident perks, partnerships, and community activities.
Drive Leasing & Local Outreach
- Support leasing strategies designed to maintain strong occupancy and resident retention.
- Ensure property listings and marketing information are accurate, current, and compelling, informed by local market and competitor conditions.
- Maintain and grow the property’s presence across social media and other online platforms, ensuring content is current, on-brand, and effective at generating leasing interest.
- Develop local outreach relationships with businesses, employers, corporate HR departments, and relocation professionals, and track leasing traffic and lead sources to improve conversion.
What You Bring
- A minimum of three years of experience as a multifamily residential community manager.
- Previous experience directly supervising and managing employees is required.
- Recent, hands-on experience with Yardi is essential.
- Experience with rent collection, delinquency management, leasing, renewals, resident relations, and general property operations.
- Working knowledge of Fair Housing requirements and California landlord-tenant and housing regulations.
- Experience managing budgets, invoices, property expenses, and operational reporting.
- Strong communication and organizational skills, with sound judgment for handling difficult conversations and unexpected situations professionally.
- A hands-on leadership style and genuine enthusiasm for resident engagement and community building.
- Valid California driver’s license and ability to travel locally as needed.
- Willingness to live onsite as a condition of the position.
- Ability to walk the property regularly, including stairs and outdoor common areas, and to perform the physical requirements of the role, with or without reasonable accommodation.
