Position Overview

HRC is seeking a full-time Analyst to support acquisitions, asset management, and capital markets. This position is based in Los Angeles, CA or Portland, OR. The Analyst will evaluate potential investments, help execute transactions, and analyze performance across the existing portfolio. The role offers hands-on exposure to the full investment lifecycle and growing responsibility as judgment and technical skills develop.

Key Responsibilities

  • Build and maintain detailed financial models in Excel and ARGUS Enterprise to forecast property-level and investment-level cash flows, returns (including IRR, equity multiples, and cash-on-cash), and sensitivity and scenario outcomes.
  • Underwrite acquisition opportunities, evaluate assumptions against leases, operating statements, market information, and third-party reports, and document key risks and opportunities.
  • Maintain the investment pipeline tracker, update opportunity status and key underwriting metrics, and coordinate follow-up items to support timely screening and evaluation.
  • Review leases and abstracts for rent, expense reimbursements, percentage rent, options, co-tenancy, control rights, and other provisions material to underwriting.
  • Support due diligence, transaction tracking, and closing coordination with internal teams, brokers, lenders, counsel, and consultants.
  • Analyze actual operating results against budgets and forecasts; update projections for leasing, capital projects, and other asset management initiatives.
  • Prepare investment committee materials, lender and investor presentations, and clear summaries of analyses and diligence findings.
  • Assist with debt, equity, refinancing, disposition, and recapitalization analyses and other projects as needed.

Qualifications

  • Bachelor’s degree with a strong academic record and demonstrated interest in commercial real estate.
  • Approximately 1-2 years of relevant professional or internship experience in real estate, finance, investment banking, or consulting.
  • Strong Excel skills and financial modeling aptitude; familiarity with ARGUS Enterprise is preferred but not required.
  • Sound analytical judgment, attention to detail, clear writing, and the ability to manage multiple deadlines.
  • Desired: practical proficiency with AI tools to support research, data organization, drafting, and workflow efficiency, with careful verification of outputs and appropriate protection of confidential information.

Compensation and Benefits

  • Competitive compensation commensurate with experience and responsibilities.
  • Performance-based annual bonus.
  • Health insurance contribution and other standard employee benefits.
