Head of Investments - Partner Track
Aligned Ventures
Job Description
Houston or Dallas–Fort Worth · First two weeks in New York · One week a month in New York after
Who We Are
Aligned Ventures is a privately held multifamily investment firm built on extreme alignment. We are investors first and sponsors second. We built a $50M portfolio — 440 doors across three Houston assets — with more than $17M of our own cash. Every door was acquired on our personal balance sheet before we took a dollar of outside capital.
We could have scaled faster. We chose not to. Through the zero-rate years, with multifamily trading at 3-caps, we weren't willing to bet investors' money on numbers we didn't believe in — so we bought carefully with our own, and generated a 10% COC Yield across our portfolio.
We have long term debt, Zero pressure to sell/refi and a positive cash flowing business. We have shown extreme discipline during a time of maximum optimism. We used this time to build what most sponsors our size skip: an operations bench that commands our third-party property manager, a team of people committed to the vision and systems that create operational efficiency across the organization
.
The target: 10x the distributions we pay our investors within three years. We measure our growth by the distributions we deliver, not by assets under management. We get there by bringing in outside capital — raised by our capital formation team — while keeping 20% of our own equity in every deal and deploying another $10 million from our own balance sheet. Houston is our market today; Dallas–Fort Worth is next.
The Seat
Most acquisitions roles end at the wire. Yours doesn't.
You own the deal — sourcing, underwriting, structuring, close. At closing, our operations team takes the keys and executes. You keep the thesis. The business plan they execute is yours. The model the asset is measured against every month is yours. When it runs off plan, the diagnosis and the revised plan are yours to make and yours to answer for — to the CEO and to the investors — for as long as we own the asset. Every hold, sell, or refinance decision runs on your math. Your carry is tied to how each deal performs over its full life.
Three things this seat requires, and we check all three. You build the model yourself. You are already on Houston or Dallas brokers' first-call list — we call them. And you have run closing timelines to their dates — lenders, counsel, third parties — on deals we can verify with the people who were on them.
How the work is split. Our Director of Asset Operations commands the property manager, executes CapEx, and drives performance on the ground. He reviews every deal with you before close — his read on staffing, turns, and CapEx is your operational due diligence — and he executes the business plan you write. You both report to the CEO, who sits as investment committee and nothing else in this function: he does not talk to brokers, does not underwrite, and does not operate at the property level. You bring him deals worth his signature and defend them when you present them.
What you'll have behind you. An outside modeling firm, 3E, that has built and audited our models to date — you inherit a working partner, and you bring the model in-house as you take over. An overseas assistant for routine administration from day one. A junior analyst after your first year of proven performance. We're direct about the other side of it: there is no $100,000 hire underneath you in year one. You build the department one model and one workflow at a time, and the department you build is yours.
The ceiling moves as you earn it. Year one, you build the deal engine and own the thesis on every asset. The partner track after that — firm-level equity, and asset performance across the portfolio reporting to you — is written down with milestones you'll see before you accept. Nothing here is granted on arrival. Everything here is available to be earned.
The Role
- Sourcing. Work a Houston broker network that produces qualified flow inside our buy box, and build the Dallas–Fort Worth coverage behind it.
- Underwriting. One institutional-grade model, built and owned by you. Every opportunity runs through it. Every number in it traces to a source document.
- Execution. LOI through close — negotiation, due diligence, debt placement, equity structure, investment committee materials. You run the timeline.
- The business plan. You write the plan operations executes — targets, dates, CapEx sequence — with their operational review attached before it reaches committee.
- The portfolio thesis. Monthly written review of every asset against underwriting. Quarterly investor reporting — narrative and numbers. Hold/sell/refinance analysis. Re-forecast when the thesis moves.
- Capital markets. Agency and bridge debt, lender negotiation, refinance timing, waterfall mechanics.
- Investor-facing. When an institutional LP, a fund-of-funds underwriter, or a lender questions our numbers, you answer — live. The analytical case behind every raise is yours.
- New York. Your first two weeks are in our New York office with the CEO and the capital team. After that, one week a month for investment committee and investor meetings.
What Success Looks Like
- 30 days: Onboarding complete — two weeks in New York. Ten deals sourced that fit our buy box.
- 60 days: Thirty buy-box deals sourced that fit the buyfit buy box. The first five fully underwritten and presented to the investment committee with your recommendation — buy, reprice, or pass.
- 90 days: Twenty buy-box deals a month screened, each with a written pass or fail and why; every pass fully underwritten. First 3 LOI approved by the CEO and submitted. At least one deal is best and final.
- 120 days: First LOI accepted by a seller — under contract, closing process running.
- 12 months: Two acquisitions closed under your ownership, business plans handed to operations, carry attached — the first step on a path of three to four acquisitions a year.
- Year two and three: Three to four acquisitions a year, each larger than the last — from the $20M assets we own today toward $40–60M assets, with institutional equity in the stack. That’s how 10x happens: not more deals, bigger ones, with a capital team built to fund them.
Who We're Looking For
What you must have — we verify every line:
- You have led acquisitions for a multifamily sponsor, owner-operator, or syndicator — sourcing through close — and owned the assets after closing: monthly performance, investor reporting, a refinance or exit you ran.
- 6+ years in multifamily acquisitions and investments, active in the last three years.
- 5+ multifamily acquisitions personally led to close, including at least one above $20M, with a deal sheet you can still speak to today — including how each performed afterward.
- You build models from a blank workbook. You will work in ours, live.
- You have placed or negotiated debt and can walk through the refinance math on a deal you did.
- You have sat across from an LP, a lender, or an institutional underwriter and answered for your own numbers.
- Texas-based — Houston or Dallas–Fort Worth — with established Houston broker relationships. We are not relocating anyone for this seat.
Top Candidate will have: done ten-plus deals; $250M-plus in cumulative volume; deals above $30M; institutional or fund-of-funds equity in a stack you structured; being inside a sponsor while it grew. The more of this you’ve done at scale, the stronger the fit however we will accept the minimum criteria listed above
A Straight Word on Fit
We're a direct culture; we'd rather you know this now than at month three. This is a seat for someone who wants to own an asset's performance after closing as much as the chase before it — you'll open the same model in month 40 that you built in month one. It's a seat for someone who does the modeling and the deal work personally, with a department that grows around results. And it's a seat that stays out of property operations; that lane belongs to our operations lead, and it's protected. If your best work came from a platform that delivered deal flow, data, and a team to you, this will feel like starting over — and for the right person, that's the point.
Compensation
- Base: $150,000-$175,000
- Carried interest on every deal you source, vesting over the life of each asset. This is the real upside — wealth built deal by deal that later is transferred into equity in the main holding company.
- Partner track: a performance-based equity unlock in the firm, with the milestones in writing before you accept.
- Travel and software covered. Paid time off.
How to Apply — and What You're Agreeing To
Everything you submit will be verified. Our process includes a live work session to test modeling skills — an interview with our Director of Asset Operations, CEO and reference calls with your direct former supervisors, colleagues and brokers that you arrange. It's thorough because the seat is. If that's not the process for you, we understand, and we'd rather know now.
