Job Description

Borel Hill Partners | Texas, Arizona & Western U.S.

About Borel Hill Partners

Borel Hill Partners is a privately held real estate investment firm focused on acquiring and repositioning institutional-quality multifamily communities across Texas, Arizona, and the Western U.S.

Founded by two experienced real estate investors, Borel Hill creates value through disciplined capital improvements and active asset management.

Since May 2026, we have acquired or placed under contract three properties totaling 903 units across Austin, Phoenix, and San Antonio, with a substantial pipeline of additional opportunities. Our renovation programs typically range from $2 million to $6 million per property and include interior renovations, amenities, building systems, and exterior improvements.

The Role

We are seeking an experienced, hands-on Senior Construction / Project Managerto lead renovation and capital improvement projects across our growing multifamily portfolio.

This is an owner-side role focused on occupied, garden-style apartment communities, not ground-up construction.

The ideal candidate is passionate about creating value through cost-effective renovations while delivering a high-quality finished product. We need someone who is highly organized, dependable, proactive, and capable of independently managing multiple projects, contractors, budgets, and schedules.

Key Responsibilities

  • Develop project scopes, budgets, schedules, and construction plans.
  • Prepare RFPs, solicit and level competitive bids, negotiate pricing, and select contractors.
  • Manage general contractors, subcontractors, architects, engineers, and consultants.
  • Oversee unit renovations, clubhouse and amenity upgrades, roofing, landscaping, paving, pools, and MEP improvements.
  • Monitor construction quality, schedules, budgets, change orders, and payment applications.
  • Conduct site inspections and coordinate with property management to minimize resident disruption.
  • Maintain renovation trackers, project schedules, budget controls, and reporting systems.
  • Provide regular progress updates and weekly reports directly to ownership.

Qualifications

  • 10+ years of multifamily construction management or renovation experience preferred.
  • Proven experience renovating occupied, garden-style communities, ideally 200–400 units.
  • Experience independently managing $2 million–$6 million or larger capital improvement programs.
  • Strong knowledge of competitive bidding, construction costs, building systems, and contractor management.
  • Highly organized, detail-oriented, reliable, and responsive, with excellent follow-through.
  • Strong contractor relationships and professional references.
  • Ability to work independently and represent ownership's interests.
  • Willingness to travel regularly throughout Texas, Arizona, and the Western U.S.

Why Join Us

This is an opportunity to help build and lead the construction management function of a growing, well-capitalized multifamily investment platform. You'll oversee significant renovation programs, work directly with the firm's principals, and have substantial autonomy and opportunities for growth as the portfolio expands.

To Apply

Please submit your resume and a brief description of a multifamily renovation project you personally managed, ideally involving approximately 200+ units. Include the scope, budget, your responsibilities, and how you managed bidding, scheduling, costs, and project delivery.

Strong professional references are required.
