JOB DESCRIPTION
GTIS Partners (“GTIS”) is seeking an experienced Associate who is a self-starter, independent and can take ownership of the tasks at hand. This is an excellent opportunity to join a growing company with competitive compensation and great benefits.
The associate will primarily work for GTIS’ newly created debt platform GTIS Debt Capital Management. In May of 2017 GTIS partnered with GoldenTree Asset Management (“GTAM”) to form GTIS Debt Capital Management a joint venture to pursue real estate debt opportunities. GTAM is one of the largest independently owned asset managers focused on credit markets with assets under management of approximately $26 billion.
GTIS Debt Capital Management combines GTIS’ real estate investment, development and operating expertise with GTAM’s highly successful credit oriented hedge fund business to a develop high yield real estate debt platform. GTIS Debt Capital Management has flexible capital, which enables it to offer bespoke credit solutions in sectors where traditional lenders are limited or being forced to restrict investments. The Associate will join the origination team and assist in reviewing, underwriting and closing new investment opportunities.
Essential Functions:
- Create financial analyses for underwriting CRE debt transactions (build financial models, assess valuation / pro-forma analyses, inclusive of cash flow projects, sensitivity analyses and waterfall modeling)
- Work with senior originators looking at debt investment packages by analyzing deal metrics for possible investments
- Underwriting potential debt investments from the initial materials to the term sheet stage and through closing
- Identify risks, coordinate solutions and ensure an acquisition complies with applicable laws and procedures
- Facilitate consistent communication between buyers, sellers, brokers, investors and partners
- Prepare detailed market analyses by performing extensive market research and maintaining up-to-date knowledge of local real estate trends
- Assist in due diligence efforts including the review of applicable zoning requirements, valuation of competitive properties, researching of capital sources, and preparation of budgets
Required Education and Experience
- 2+ years of real estate analytical, lending and/or banking experience with a degree in Real Estate, Finance, Economics or related field
- Exceptional modeling skills with the ability to calculate NPVs, IRRs, and hurdle rates; perform sensitivity analyses; and create waterfall promote structures in Excel (ARGUS experience preferred)
- Understanding of mezzanine and preferred equity structures
- Advanced analytical, problem solving, and critical thinking skills with strong attention detail
- Thrive in a fast-paced and high functioning environment that consistently produces high quality work
- Demonstrated financial analysis and quantitative skills
- Effective written and verbal communication skills
- Strong working knowledge of Excel, Word and PowerPoint
- Ability to accomplish objectives with little supervision
- Strong interpersonal skills, team player
