| PM Realty Group provides analytical services and support for ARA | American Realty Advisors. The Associate, Valuations is responsible for the coordination and oversight of all investments made by ARA’s funds and separate accounts. This role provides day to day valuation support to the Asset Management, Portfolio Management, Investments and Due Diligence groups.
The Associate, Valuations is responsible for assisting ARA’s in the execution of its operating strategy on its national real estate investment portfolio. This role is based in ARA’s Los Angeles, California office.

| ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned. |
| § Work with external valuation managers to create RFP’s and evaluate responses to aid in the selection of the most appropriate appraiser for each assignment. § Track each appraisal or valuation through the quarterly process from the distribution of material to each appraiser through final sign-off by the portfolio manager. § Conduct reviews of all internal valuation summaries and obtain final sign-off from portfolio managers. § In partnership with Asset Management, craft appropriate responses and comments to third-party appraisals. § Respond to valuation questions from auditors on an as-needed basis. § Obtain all property level data needed for appraisals and distribute to appropriate appraisal teams. § Perform detailed reviews of a select group of assets for each fund or separate account on a quarterly basis. § Work with Compliance to ensure that the valuation policy of each fund or separate account is being complied with and accurately document such compliance. § Provide quarterly updates including trends and other noteworthy items to the Valuation Committee. § Provide Argus Enterprise support for the Asset Management, Portfolio Management, Investments and Due Diligence groups. § Administer Argus model audits, including workflow management, for quality control against current policies and procedures. § Assist with integration projects between Argus Enterprise and other business software. § Provide feedback, as needed, for value-add strategy. § All other responsibilities that may be assigned from time to time. |
EDUCATION and/or EXPERIENCE:
Bachelor's degree (B. A.) from four-year College or university in Finance, Real Estate or related field and least three years of relevant experience in commercial real estate valuations, underwriting.
MATHEMATICAL SKILLS:
Strong finance and mathematical skills including, but not limited to the ability to calculate and understand discounted cash flows, NPV’s, IRR’s, as well as the capability to generate and interpret statistical data.
