Description


Manage a portfolio of real estate holdings in order to achieve the return objectives for properties in their portfolio and minimize risks

    1. Maximize potential for lease renewal
      1. Work closely with property managers, on-site agency and the GSA to ensure respective needs are being met
      2. Work with leasing brokers to attract, qualify and maintain tenants and achieve favorable lease terms
      3. Upon renewal or new lease, ensure tenant and lease terms fit within the portfolio’s investment strategy and determine impact to value
    1. Maintain physical integrity of the property
      1. Oversee all property management functions performed by third party vendor regarding management of physical properties including maintenance, inspections and operations
      2. For major capital improvements, oversee project manager and ensure that improvements are completed according to plan and within budget
      3. Conduct periodic site visits and make recommendations based on findings
      4. Follow-up on operational issues or concerns in order to keep the property running efficiently
      5. Work closely with property managers, brokers and tenants to develop strong relationships
  1. Mitigate economic risk
      1. Review and approve annual budgets driven by historical asset performance and future needs of the property
      2. Review monthly financial packages and analyze/ address significant variances to budget
      3. Prepare quarterly asset management reports and asset plans that assess operating expenses, significant NOI variances and major property issues to be reviewed by the Chief Investment Officer and Investment Committee
      4. Initiate actions to mitigate identified risks
      5. Conduct an underwriting review of expenses prior to the acquisition of a property
      6. Continue to achieve high tenant satisfaction in overseeing the activities of the property manager and maintain strong ties to the GSA and agencies
  1. Oversee periodic valuations

    1. Facilitate, review and comment on third-party appraisals for review by the Chief Investment Officer and Investment Committee
  2. Oversee Construction and Renovation Projects

    1. Assure construction projects remain on time and on budget with oversight of third-party Construction Manager
    2. Establish a working relationship with the contracting officer to maintain the integrity and assure fulfillment of the lease construction scope of work
    3. Review monthly draw requests and pay applications to ensure financial reporting and budget accuracy of the project
    4. Identify cost overruns and report material impacts to Investment Committee
  3. Identify disposition candidates and oversee the sales process for selected properties
  1. Attend industry conferences and events to network and increase brand awareness to potential investors as well as in the GSA market place
