Job Description
The Loudermilk Companies is a privately held real estate investment and development company based in Atlanta, Georgia. The Company owns and manages a diverse portfolio that includes mixed use condominium projects, retail, office, parking, land held for development, timberland and mitigation banks.
Position
The Company is seeking a Director of Asset Management to focus on financial performance and maximizing value at the property and portfolio levels. The Position reports to the Chief Financial Officer.
Duties and Responsibilities
- Create and maintain operating budgets and capital improvement budgets, coordinating with third party property managers and parking managers as well as the development and accounting teams.
- Prepare and analyze budget variance reports and make recommendations to management for improving operating efficiencies.
- Identify opportunities to increase revenues.
- Monitor all lease requirements and ensure the Company satisfies all landlord lease obligations.
- Collect rent and ensure tenants comply with all lease requirements.
- Calculate rates for reimbursement of common area maintenance, property taxes and insurance expenses and prepare annual reconciliations to actual expenses.
- Conduct on-site property inspections and work with property management and engineering teams to ensure assets are maintained in peak physical condition.
- Oversee risk management at the property and portfolio levels, maintaining sufficient insurance coverage to satisfy owner and lender requirements at the most efficient pricing available.
- Manage annual property taxes for all properties, including timely filing of appeals and coordination with third party tax consultants.
- Bill and collect asset management fees and reimbursable expenses on a timely basis.
- Prepare due diligence for the financing team and lenders to support the origination and refinancing of debt.
- Bachelor’s degree or higher in business, finance, accounting and/or real estate.
- Minimum of 10 years of experience in real estate, finance or other analytics.
- Proficient in financial modeling and use of Microsoft Office software. Experience with Argus or other real estate software is preferred.
- Detail oriented and highly analytical.

- Strong written and verbal communication skills.
