MDH Partners, LLC (“MDH”) is an entrepreneurial firm started in 2005 by former executives of M.D. Hodges, one of the leading developers of industrial properties in metro Atlanta from the 1960’s through the early 2000’s. In 2014, MDH began a joint venture with a major institutional partner to invest $200+ million of equity by acquiring and developing industrial buildings throughout the Southeastern U.S. The JV successfully acquired more than 100 buildings totaling 14 million square feet of space, spread across 8 states. We ultimately sold the entire JV portfolio to an affiliate of The Blackstone Group in late 2018, realizing a very substantial profit for our investors. SUMMARY

MDH is seeking a candidate to assume direct responsibility for managing a portfolio of industrial properties (primarily multi-tenant warehouse buildings) in various markets across the Southeast. This is an exciting opportunity for a developing leader to participate in the management (and growth) of an institutional-quality operating portfolio, while being mentored by a “best in class” senior management team.

RESPONSIBILITIES

Primary responsibilities of the position will include (but not be limited to): 

• Negotiating new leases and lease renewals for all buildings in the assigned portfolio, working with third-party leasing agents in each market, and with attorneys
• Overseeing third-party property managers to achieve both tenant satisfaction and expected financial results
• Representing MDH as “Owner” whenever required for the benefit of the assigned portfolio and its tenants
• Overseeing internal and external construction management resources with respect to tenant improvements and other capital projects
• Coordinating the preparation and review of annual property budgets

REQUIREMENTS

• Bachelor’s (or Master’s) degree in real estate, finance, or a related field
• 4+ years of relevant commercial real estate experience (including some prior asset management responsibility)
• Demonstrated understanding of commercial real estate and finance concepts
• Exceptional analytical and organizational skills
• Strong written and verbal communication skills

TRAVEL

The assigned portfolio will likely include properties in various markets outside metro Atlanta, necessitating some travel. However, it is expected that most work will be conducted in the office, with travel not expected to exceed 20% on average (i.e. no more than a few days on the road each month).
