Your Role: The Senior Vice President – Director of Construction, provides operational controls oversight to the construction projects performed in the Asset Management portfolio and manages long-term capital program planning for entire asset portfolio that consists of over 120 projects and has over $1.4 Billion in planned construction. The Director oversees contract management of retainer construction consultants, inspections, engineering, permitting and implementation on all waterfront and upland properties. In addition to construction project oversight, the Director manages a team of nine (9) staff – including four (4) direct reports.

Essential Duties & Responsibilities:

  • Capital Planning - Develops and coordinates long-term capital plans and annual construction budgets for properties, as well as develops scopes of work, estimates, permit applications and approval documents for each project. Works with consultants and asset planners in the review of design and construction documents. Supervises the procurement process. Performs field visits to verify progress and resolve problems.
  • Project Controls - Maintains ongoing project cost and schedule controls, reports project progress to portfolio managers and division head, develops tracking methodologies and identifies issues and mitigate risks, documents regular inspections of assigned properties.
  • Management - Delegates and assigns portfolio work based on functional and organizational need, monitors performance, provides coaching and feedback on an ongoing basis, and ensures group's work performance supports and enhances organizational objectives. Correctly interprets, applies, and supports NYCEDC policies and procedures to self and employees.
  • Communication – Presents project progress/financials/issues/risks to internal and external stakeholders, inclusively communicates to all levels of EDC, conducts meetings and makes impactful presentations to internal and external stakeholders that drive future decisions, and demonstrates the ability to work in a collaborative team environment.
  • Record-Keeping - Establishes and maintains record keeping systems, e.g., financial (change orders, estimates, budget projections), warranty information, permits and approvals; monitors and ensures compliance with NYCEDC's procurement requirements.

Education And Experience:

  • Bachelor's or equivalent degree required
  • 5 to 10 years of professional experience in Construction Management
  • E., M.S. in engineering or construction management preferred
  • Construction project controls experience, specifically, budget management, schedule management, and quality control
  • Experience with construction management contractors, heavy civil construction, waterfront structures, industrial buildings, and general building systems
  • Experience with construction and building management and maintenance software a plus

Other Requirements:

  • Valid Driver's License
  • Must respond to emergencies as required, with 24/7 on-call duties.
  • New York City resident (required within 180 days of hire)
